SUMMARY/GENERAL DESCRIPTION OF RESPONSIBILITIES:

Performs repair, overhaul, maintenance, and servicing of commercial, industrial, and labratory heating, ventilating, and air conditioning systems and refrigeration units supporting state of the art Scientific Department of Defense Research Facilities.
  Supports HVAC Supervisor on assigned facilities status conditions and operation of critical system equipment while performing preventive maintenance to keep assigned equipment in full operation.


 



ESSENTIAL DUTIES JOB FUNCTIONS:


·
        


Repairs, overhauls, maintains, and services industrial laboratory heating, ventilating, and air conditioning systems and refrigeration units. Troubleshoots and locates malfunctions, diagnoses problems, and determines appropriate repairs.


·
        


Sustains complex equipment to manufactures standards such as hermetic, semi-hermetic, mechanical, screw, scroll and centrifugal refrigeration systems.


·
        


Performs difficult tasks independently on reverse osmosis systems, computer room systems and process coolers, including DDC pneumatic and electronic control systems.


·
        


Performs complex testing, calibration
  and adjustments on electronic controls sensors thermostats, pressure stats, relays, switches, pneumatics, and electrical wiring sustaining air environmental control systems, air distribution and humidification/dehumidification systems.


·
        


Performs complex trouble shooting, adjustments, repairs, or replacements of intricate components such as regulators meters, electronic sensors Variable Frequency Drives, digital control devices and economizer systems.


·
        


Repairs or replaces compressors and components, electric motors, fans, belts, and pulleys.
  Services and repairs evaporators, condensers, and receivers.
  Repacks valves, lubricates moving parts, replaces filters, and cleans coils.


·
        


Works from blueprints, drawings, models, or verbal and written instructions.


·
        


Repairs components within a system to include transformers, motors, electrodes, solenoids, rheostats, and aqua stats.


·
        


Responds to on-call situations (after normal working hours) as needed.


·
        


Assists other trades and crafts personnel in their daily operations.


·
        


Follows established safety procedures and utilizes safety protective equipment and clothing pertaining to particular trades or skills.


·
        


Ensures proper housekeeping practices are observed.


·
        


Identifies recurring equipment maintenance requirements from R S Means and publishes Maintenance Action Sheets for the Interim Work Information Management System (IWIMS) and maintains compliance to the approved schedule.


·
        


Maintains appropriate inventory of consumable materials for assigned facilities and sustains environmental support requirement to meet laboratory parameters.


·
        


This position has been designated as
Mission Critical.
  Mission Critical personnel are defined as those required to meet the Installation’s safety (including inclement weather) and security needs during lockdown conditions.
  Operations employees should follow the A/B schedule outlined in the Inclement Weather Policy that can be found in the Exempt, SCA and DBA supplements to the Employee Handbook.
