GENERAL SUMMARY:

This position is responsible for assisting with the detailed work required to transition some of the international real estate accounting processes to the CSSC. This includes project work such as; documentation and process mapping of current accounting processes in the various regions, evaluation of accounting records, data gathering and analysis, creation of productivity metrics, development of reports, and evaluation of existing accounting models to develop future system requirements and business processes. The position is responsible for performing period end accruals, account reconciliations and variance analysis. Additionally, this position is accountable for ensuring control and policy compliance for processes within their scope of responsibility. The position requires strong accounting and analytical skills to provide detailed analysis and guidance related to real estate processes. It requires critical thinking and strong communication skills to evaluate financial impacts and provide timely financial analysis. It requires strong operational skills to provide timely and accurate information, prioritize the workload, and attend to a broad range of activities. In addition, this position requires effective interpersonal skills to be able to collaborate with team members and cross functional business partners.

ESSENTIAL DUTIES RESPONSIBILITIES:
1. Possesses a Strong Working Knowledge of Accounting Theory, Process and Procedures to perform the following:

• Meet project time-lines and deliverables
• Perform daily/periodic real estate accounting functions; accruals, account reconciliations, and flux analysis
• Identify issues and develop solutions to complex problems
• Comply with company time-lines for period end close
• Review current SOX key control compliance and implement new or existing controls
• Document existing and assist in developing new processes and procedures
• Record retention compliance, as outlined by the corporate policy
• Partner with International business partners on controls and policies
• Partner with cross functional business partners to complete tasks as assigned
• Track and report monthly productivity metrics for international lease accounting
• Maintain company policies related to fixed asset and real estate lease accounting and ensure alignment with GAAP
• Report regularly to manager of department as to backlog issues

ORGANIZATION RELATIONSHIPS: Significant communication with several levels of the organization. Interaction with Sr. Director of RE Processes, Director of RE Lease Accounting and other cross functional Directors and staff (International Finance, Global International Sourcing, RE Legal, Rent Occupancy Depreciation, Brand Finance Support, Property Tax Business License, Acquire to Retire, Landlord Audit, Internal Audit, CSA, Corporate Controllers Group and Corporate Real Estate).

 

QUALIFICATIONS:

1) Knowledge, Skills Abilities:

 • In depth understanding of finance/accounting principles to enable development of company policy to ensure compliance with GAAP, and to provide positive assurance of account balances for certification

• Advanced Microsoft Excel and Word skills

• Beginning to Intermediate Access skills

• Extensive working knowledge of financial and operational accounting systems

• Strong analytical and problem solving skills to obtain effective solutions

• Effective leadership skills to evaluate business processes, direct work of others, and identify and implement process improvements

• Experience documenting processes and procedures

• Ability to maintain excellent relationships with business partners and meet team commitments

• Basic to intermediate knowledge of SOX controls

• Strong communication, interpersonal and organizational skills

• Must be able to work variable hours to accommodate deadlines

• Must be flexible to manage projects and business initiatives in a high volume, risk, and visible environment

• Must be able to work under the pressure of deadlines and volume while maintaining control compliance

 

2) Minimum Educational Level:

• Bachelor’s degree in Finance, Accounting or business related area or equivalent work experience.

 

3) Experience:

• 3-5 years Finance/Accounting experience

• Public accounting experience a plus

• Experience with Fixed Asset and/or Lease Accounting a plus
