Acquisitions Manager – Real Estate recruitment
• Identify properties that comply with investment strategy for both the German mandate and EPF.
• Maintain and develop relationships with agents, owners and developers of properties on a pan-European basis, although with a strong focus on Germany.
• Liaise with analysts to review and oversee cash flow modelling for potential acquisitions.
• Oversee all aspects of the acquisition process including appointing and liaising with all due diligence service providers e.g. accountants, valuer, lawyers etc
• Prepare Investment Transaction Committee papers for internal sign off of each acquisition.
• Organise all required sign offs, POAs, custodian approvals etc from acquiring entities in a timely and efficient manner.
• Liaise with Property Finance Team on all financial aspects of transaction e.g. completion monies, internal loans etc.
• Set up and oversee the asset management of the properties acquired for the German mandate and potentially also take responsibility for the management of German assets (and possibly other locations) within the EPF portfolio.
• Work with the FMs to prepare the “Fund” Level Business Plans for the German mandate and review, document and implement the strategy of the mandate on a quarterly basis.
• Work with the appointed property managers to prepare the annual Individual Property Business Plans and provide such reporting for the mandate as required by the Fund Manager.
• Identification, implementation and successful conclusion (i.e. performance enhancing) of any value enhancement opportunities and optimization of lease terms achieved on lease renewals, lettings and re-lettings.
• Ensure the portfolio is managed in accordance with the stated investment strategy.
• Identify and implement sales in accordance with the stated strategy of the mandate (projected to be 5 years life).
• Assist in the setting up of new SPVs as and when required, including liaising with Finance team re: opening local bank accounts etc.
Provide input to the Property Strategy and Research Team
• of current occupational and investment market conditions in each European country.
• Initiating and implementing innovative ideas for enhancing the portfolio performance and/or generating additional profitable fee income.
Helping develop firms credibility as a pan-European Property Manager (with a particular focus on Germany), with investors, their advisers and the wider property market (especially potential partners).
• Degree.
• Preferably Member of RICS or ACI qualified.
Skills (Essential)
• Strong track record of successful execution of direct acquisition origination and sales in Germany.
• Detailed knowledge of investment acquisition and disposal processes in Germany.
• In depth knowledge of German property investment market.
• Track record in identifying and delivering value enhancement opportunities.
• Excellent appraisal, analytical and cash flow modelling skills.
• Excellent report writing skills (in English).
• Effective man management skills (as relevant to managing the day-to-day property managers, valuers etc).
• Willingness and flexibility to travel both within Germany and abroad, sometimes at short notice.
• Good.
• Track record of innovative thinking and execution of ideas into reality.
Skills (Preferred)
• Successful execution of direct acquisition origination and sales in other European markets.
• Detailed knowledge of investment acquisition and disposal processes in other European markets.
• In depth knowledge of other European property investment markets.
• Ability to source, negotiate and close transactions in different European jurisdictions.
• Good knowledge of the different taxation, accounting and legal practices in a number of European jurisdictions, both in respect of direct and indirect property ownership.
• A good understanding of the different European indirect property vehicle structures (including SICAVs, FCPs etc), including rules and regulations governing those vehicles.
• A good understanding and knowledge of who is investing both in Germany and on a pan-European basis.
• Other European languages in addition to German and English.
Experience (Essential)
• Proven track record in property investment procurement in Germany.
• Experience in an asset management role.
• Experience of managing external agents and consultants.
• Experience in preparing written reports to strict deadlines.
• Experience of operating within a performance and profit generating culture.
Experience (Preferred)
• Proven track record in the negotiation and closing of transactions in different European countries.
