Acquisitions Primary Responsibilities:

Track down and identify worthy investment opportunities (REO’s, Auctions, MLS Listings, For Sale by owners, etc.)

Financial modeling for commercial and multi-family project to compare highest and best uses

Market analysis to support financial modeling

Contact and negotiate with authorized representative or Seller

Coordinate purchase or sale and title documents

Perform right-of-way/land acquisition services

Apply knowledge of methods and procedures related to property acquisition, real estate, appraisal, negotiation, legal and relocation

Responsible for allocating resources to meet goals

Closely track and monitor detailed information in an organized manner and report accordingly

 

Additional Requirements

Proven ability to organize and plan tasks and responsibilities associated with the acquisition

Ability to review title report and identify items in report that need attention in order to clear title related to the acquisition needs.

Ability to define problems, collect data, and draw conclusions;

Interpret a variety of instructions/diagrams; Quickly resolve problems or conflicts

Experience in completing title searches, applying environmental/building permits, site surveys and completion of entitlement work

 

Commercial Leasing Primary Responsibilities:

The Leasing Agent must find suitable tenants for Granville Realty’s properties in Downtown Fresno by

Generating new leads by conducting sales calls and distributing marketing materials to competing properties;

Articulating the features and benefits of the properties to brokers and prospect directly through formal and informal meetings, presentations, real estate organizations, mailings, Social Media, etc;

Building relationships in the community and participating in activities where prospective tenants are involved;

Researching and maintaining a high level of awareness of the commercial real estate market place in Fresno, CA specifically downtown.

 

Additional Responsibilities:

Maintain an accurate in depth knowledge of all aspects of the assigned properties; to include all vacancies, small tenancy, major tenants, and lease expirations.

Work with the Property Manager to determine financial feasibility of leasing transactions. 

Conduct property tours highlighting the amenities of the properties, suites and surrounding location;
 
Interact directly with prospects, tenants, and brokers by telephone, e-mail, or in person while updating the company’s contact management system daily; 
 
Negotiate terms, prepare lease documentation, and complete move-in paperwork and procedures for all leasing transactions;
 
Negotiate and finalize renewal and expansion transactions with existing tenants and brokers;
