Asset Management – Real Estate recruitment
Our client is a global Real Estate Investment Management firm based in London with a significant track record and investments completed across all major property types through separate accounts, takeover assignments, closed-end commingled value funds focused on Central and Eastern Europe, and closed-end funds focused in Western Europe.
This is a fantastic opportunity for an individual that has between 2-4 years of experience.
The Major Tasks are;
• Establishing and Asset Management platform in Central Europe from which Asset Manager shall manage existing and future real estate assets;
• Actively and pro-actively managing the existing portfolio and liaising with the Employer’s managing agents and all other relevant external consultants;
• Creating ‘maximum value’ from the Portfolio;
• Carrying out detailed appraisals on proposed properties for sale;
• Assisting in identifying suitable investment projects;
• Dealing with any asset management duties relating to the existing property portfolio.
1.Managing the existing portfolio or properties.
1.1Property aspects
• Monitoring and supervising the performance of the PM and reporting to owner;
• Implementing instructions of the Owner regarding real estate valuation;
• Approving of letting strategy prepared by PM (subject to split of duties)
• Leasing of vacant spaces and renegotiating of existing leases;
• Approving of marketing strategy prepared by PM;
• Approving of leases outside agreed parameters of PM authority;
• Approving of Operating Budget (service charge budget non recoverable-property related)
• Preparing of non-property related budget;
• Approving of costs that exceed budgets;
• Supervising/approving of insurance placing;
• Establishing framework/parameters of PM’s authority for conducting legal proceedings;
• Building/managing property information system;
• Making recommendation of any improvements in Property to increase Value.
1.2Financial aspects;
• Combining property and non-property budgets and comparing vs. Actual;
• Preparing and analysing Actual-Budget differences;
• Preparing Management Reporting;
• Securities administration and execution (guarantees, bank deposits)
• Placement of property insurances;
• IRR Calculation;
• Internal Valuation Model;
• Cash Flow projection vs distribution of money to investors;
• Various ad hoc analysis of the Property
1.3Cooperation with all relevant external consultants/ third parties regarding all property related issues:
• Liaison with appointed letting agents;
• Liaison with existing tenants and with prospective new tenants;
• Liaison with appointed property managers;
• Liaison with appointed lawyers;
• Liaison with local authorities;
• Liaison with other suppliers to the subject properties.
II. Acquisition and sale of the properties.
II.I Acquisition
• Assisting the Acquisition Director/ Managing Director in the identification of suitable investment projects;
• Participating in the due diligence process;
II.2 Sale
• Creating ‘maximum value’ from the Portfolio;
• Making proposal of selling the Property taking into account current and predication of future market;
• Carrying out detailed appraisals;
• Managing the property sale negotiations;
• Working out the optimum stream of money to Investors
