Asset Manager – Industrials recruitment
PURPOSE
• Assisting the Sector Head of UK Industrial and Asset Managers in respect of determining the asset strategy for the direct Industrial property portfolio of funds.
• Maximising the performance of the direct Industrial property assets through initiation and implementation of value enhancement opportunities, including development.
• Overseeing the execution of rent review, lease renewal, developments and letting/re-letting activities.
• Overseeing the undertaking of the day-to-day management functions of the portfolio.
• Providing such other assistance as required by the Sector Head of UK Industrial in respect of all aspects of the portfolio.
CONTEXT
• Report to the Sector Head of UK Industrial.
• Work within the European asset management team.
• Based in London.
• Within 3 months of Property Day One to be fully familiar with all critical aspects of the assets and the owning Fund.
• The direct property portfolio is managed in accordance with the stated investment strategy.
• Identification, implementation and successful conclusion (i.e. performance enhancing) of value enhancement opportunities including developments.
• Maximisation of rent achieved on rent review.
• Optimisation of lease terms achieved on lease renewals, lettings and re-lettings.
• Produce and update asset level business plans.
• Constructive input into the determination and updating of Fund Strategy Plans.
• Identifying and implementing sales in accordance with the stated Fund Strategy and Business Plans.
• Assisting theSector Head of UK Industrial and the appropriate Fund Manager in the acquisition of properties and joint ventures.
• Instructing and subsequently monitoring the performance of those responsible for the day-to-day property management of the portfolio.
• Provide such reporting for the portfolio as required by the Sector Head of UK Industrial and the appropriate Fund Manager.
• Generate an enhanced image of firm in the property market.
Capabilities: Qualifications, Skills, Experience
QUALIFICATIONS
• Degree or equivalent • Member of Royal Institution of Chartered Surveyors or equivalent (if non-UK).
Skills/knowledge
• Proven knowledge of property investment market. • Track record in identifying and delivering value enhancement opportunities including industrial developments. • Excellent appraisal and analytical skills. • Effective management skills (as relevant to managing the day-to-day Property Managers and valuers). • Knowledge of investment acquisition and disposal processes. • Decisive and determined to see results.
EXPERIENCE
• Experience in an asset management role within an institution, property company or property consultancy environment. • Experience and successful track record in the negotiation of rent reviews, lease renewals, lettings, re-lettings and retail developments. • Experience of managing external agents and consultants. • Experience in preparing written reports.
