Associate – Accounting, Development & Construction recruitment

Position Purpose:
This position supports the Manager and Director in managing the day-to-day activities of the job cost accounting function. The associate will interact with various business units within the firm to provide oversight and support for assigned capital projects. The position ensures proper accounting, compliance and accuracy for specified construction and development projects, including the completion, review, reconciliation and processing of loan draws; job and contract set-up; tracking and monitoring budgets and their corresponding capital expenditures; and the calculation and billing of construction management fees. Responds to numerous queries related to set-ups, billing and construction progress.
Essential Functions:
- Work with the Manager and Director to oversee proper job-cost accounting for all capital projects.
- Review Investment Committee Memos to understand capex requirements
- Help plan and coordinate job set-up and budget approval for new acquisitions
- Assist in reviewing approved annual capital improvement budgets for operating properties
- Set-up, maintain and monitor capex budgets for all projects
- Enter contracts in Yardi
- Attend meetings with general contractors as needed to review job requirements, compliance, timelines, as well as interface with key personnel.
- Review and approve capex invoices to ensure proper coding and approvals
- Maintain the integrity of processes and procedures, including resolving and responding to issues and discrepancies related to job and contract set-ups, invoice payments, tenant reimbursements, fundings, etc.
- Perform month-end procedures, including accruals and adjusting journal entries
- Respond to Accounting Help and Help Desk requests and questions related to construction and development.
- Calculate, review and initiate payment of development/construction management fees
- Identify completed jobs for potential close-out and transfer out of WIP and place the asset in service
- Attend monthly owners meetings, pencil draw meetings and complete site visits as needed.
- Initiate training sessions for job cost accounting and software
- Respond quickly to new projects, working remotely and after hours when necessary
- Provide assistance and support to users of job cost accounting
- Complete special projects as assigned by the Manager, Director and VP Controller
- Provide technical guidance to the Development Department’s administrative staff in the appropriate coding and processing of construction invoices as needed.
Requirements Preferred Skills:
- Bachelor’s degree in Accounting or related field
- Strong understanding of basic accounting principles
- Real estate and/or construction accounting experience
- Effective written and verbal communication skills to interface with vendors and multiple departments.
- Highly analytical and detail oriented
- Deadline driven and ability to manage multiple tasks
Technical Skill Requirements:
- Proficient in Microsoft Office
- Strong understanding of GAAP accounting
- Strong knowledge of construction accounting and general construction processes and procedures
- Experience with Yardi and Nexus or related accounting and AP software
