Description
Urdang Capital Management has established a track record as an advisor with the real estate acumen and the operational faculties to capitalize on opportunity for our investors. We provide real estate investment management services to institutional investors seeking high risk-adjusted returns from private equity investments. We pursue a consistent value-oriented investment philosophy that focuses on low relative price acquisitions and value-enhancing strategies, such as property rehabilitation or lease-up. The Associate is responsible for providing support to the Private Real Estate Group in acquiring, financing, asset managing and disposing of direct and joint venture real estate investments. They will assist in the sourcing of new joint venture partners and direct investment opportunities, as well as, fostering and growing relationships with, and providing direction to, existing joint venture partners. The position reports directly to both the SVP of Transactions and the Managing Director Asset Management. The position will: Conduct site inspections to assess the physical condition of the asset, evaluate on site personnel, monitor competition and market conditions and revise, develop and implement appropriate action steps in a proactive and timely manner. Create and/or review and analyze Argus models and assumptions and cash flow projections prepared by analyst, verify and review lease abstracts and determine market rents. Assist in the preparation of internal and external investment committee presentation packages. Review and approve property manager proposed distributions. Formulate recommendations and action plans for investments based on financial analysis and developments and activity at the property, market and industry level. Develop budgets, business plans, valuations, hold/sell analyses, financing and disposition strategies. Assist in the analysis and presentation of financing and disposition strategies. Maintain current market information and contacts in order to source and quickly react to investment opportunities. Contribute to the development and/or modification of Company macro investment strategies. Stay current on developments and trends in the economy and real estate industry and incorporate the most up-to-date information into analyses. Attend select seminars and conferences related to real estate. Review and respond to all property submissions received from brokers and prospective or existing joint venture partners. Assist in the generation of offers for both direct and joint venture investment opportunities. Conduct and/or coordinate the underwriting and due diligence of each transaction. Establish and maintain relationships with new joint venture partners, who meet the Company s criteria and facilitate the flow of a consistent pipeline of suitable investment opportunities. Source and identify direct and joint venture investment opportunities, which meet the Company s value-added investment parameters on a risk-adjusted basis. Coordinate the closing of properties. Mentor analysts. Undertake special projects with groups or independently. Provide company management with information regarding current market conditions, including supply, demand and competitor activity.
Qualifications
- Bachelor's degree required, preferably in real estate, finance or accounting. Will have three or more years of real estate acquisition and/or asset management work experience required.
- An understanding of real estate and capital markets required. Exceptional quantitative underwriting skills required; Argus experience preferred.
- Strong interpersonal, verbal, and written communication skills. Motivated, self starter able to work independently.
- Ability to work within a small team environment.
- Willingness and ability to travel on overnight (up to 5 consecutive nights) trips.
