Action Property Management, a premier management company, has an exciting career opportunity for experienced full-time Building Engineer. This position will be based out of one of our luxury high-rise associations located in the Orange County area.

Essential Duties and Responsibilities include, but are not limited to:
- The Building Engineer is responsible for maintaining, correcting deficiencies, and/or making repairs to all “common areas” within the Association, as defined in the Associations governing documents.
- The Building Engineer shall oversee and coordinate the safe and efficient operation and maintenance of all necessary building systems, and shall possess a basic understanding of all systems servicing standard residential units.
· The Building Engineer shall coordinate and control a range of sophisticated, stand-alone electrical, mechanical and analog/digital control systems and effect changes and improvements to systems as appropriate.
- The Building Engineer shall oversee, complete and/or delegate to maintenance and/or janitorial personnel the following activities: common area (hallways, lobby, trash chutes, etc.) cleaning, subterranean garage cleaning, curb painting, maintenance of all common area doors, general interior/exterior painting, repairing and treating of iron railing, maintaining and replacing common area lighting, inspecting and repairing retaining walls, repairing stucco, minor plumbing repairs and modifications and such other maintenance that be requested by the General Manager.
- The Building Engineer shall be responsible for the scheduling and supervision of the Housekeeping Staff including interfacing with residents to address suggestions, complaints and request related to housekeeping and janitorial service. Ensures that all Housekeeping and Janitorial staff are performing in accordance with their job description and expectations, and inspects common areas regularly to ensure the proper quality of service.

Qualifications, Education and/ or Experience:
- Effective oral and written communication
- Plan, organize, and assign workload; provide direction and guidance to staff.
- Ability to understand and properly interpret and apply the Associations governing documents, rules, policies, and procedures.
- Ability to work cooperatively with Action Management, co-workers, contractors, and a diverse group of residents, homeowners, and guests.
- Ability to work in a dynamic office environment with the potential for rapid changes in deadlines and priorities. Equivalent means verifiable satisfactory work as an Engineer for 8 or more years and verifiable certifications in all areas of building maintenance. A background in Project Management or Property Management is also preferred.
- Bachelor’s degree or equivalent in Engineering and/or Mechanical Engineering is strongly preferred.
- General computer proficiency in Microsoft Word and Excel, experience preferred.
- Ability to learn and operate the property management software utilized by Action Property Management.
