Job Description:
Purpose and Scope
Responsible for the day-to-day operation and maintenance of automated Class ?A? Commercial Buildings.
Duties and Activities
*Operate, maintain, inspect, and test HVAC, electrical, plumbing, chemically treated water systems and life safety equipment
*Respond to tenant requests and close out work orders in a timely manner using the Angus System
*Maintain daily operations log and maintenance records
*Provide monthly narrative Operations/Maintenance report for property reporting
*Monitor construction to ensure base building systems are practiced and not altered or damaged
*Supervise outside contractors and staff as required
*Manage all close out at projects with final plans and agreements.
*Manage and maintain, providing a clean, safe appealing buildings and property at all times
*Ensure all Life and Safety documents are current, displayed and practiced while performing duties
*Respond to emergency calls on a 24 hour basis (via Black Berry)
*Responsible for the operation, Life and Safety, and welfare of the building in the absence of the Building Superintendent
*Other duties as assigned
Knowledge, Skill and Competencies
*Minimum five years of experience in building operations and maintenance
*Building Environmental System certificate or equivalent
*Proven organizations skills; able to cope with changing client needs and deliver successful results within agreed upon time frames
*Good verbal and written communications skills
*Detail oriented; able to resolve problems using facts and sound reasoning
*Self motivated, professional and flexible; able to work both independently and as part of a team
