Description: - Maintain Client standards for access, parking, visibility, signage, utilities, drainage, landscaping and profitability. Provide civil engineering, geotechnical, technical design expertise for site development plans and cost projections; satisfying federal, state and local municipal requirements. Provide technical interpretation for Real Estate, Construction, Facility Support, and Design personnel. - Develop preliminary civil engineering plans in-house, and manage the completion of final civil engineering plans through outside consultants as necessary to permit and build new stores - and gas / parking / building additions to existing stores, that meet Client standards and comply with applicable municipal codes. - Provide complete and accurate internal approval packages - consisting of full civil engineering development construction plans, exhibits, and cost estimates - throughout the development construction processes, as set forth by the timeframe of the project schedule. - Negotiate and manage professional service contracts with outside consultants who support the company in the development of new stores and special projects while minimizing clients risk and liability. This includes consultant management as related to costs, scheduling, civil engineering principals practices, and geotechnical engineering. - Produce comprehensive site-specific civil engineering and subsurface design to minimize cost and time through value engineering, taking into consideration Geotechnical and Environmental issues associated with each site. - Review and critique consultant prepared Geotechnical Reports specific to sites in the Civil Project Manager's markets. The reports, recommendations, and project specific geotechnical information will be submitted to internal client personnel. Extraordinary costs related to geotechnical issues will be captured and explained in cost estimates. - Expedite resolution of permitting issues through knowledge and use of standard client design, civil engineering principles, and municipal codes. - Support the Construction Department before and during construction of new stores (or major project upgrades to existing stores) through the request for information (RFI) process to resolve design, geotechnical, construction issues and control costs. - Prepare detailed preliminary and final cost estimates that account for standard and non-routine items identified during the store development process. The cost estimates shall reflect sound engineering practice, industry norms and available historical information. Extraordinary cost items shall be clearly noted in each cost estimate. - Attend and provide necessary documents and technical expertise for all development and construction meetings with the appropriate real estate and construction employees. The Civil Project Managers role is to clearly communicate details of all civil design, permitting, utility, signage, landscaping, potential construction issues, and geotechnical issues - and any other pertinent information regarding the project. - Interact with other client Departments to improve civil standards and to maintain them. This may involve working on special projects, providing solutions to design issues at existing stores, incorporating construction management changes (CMC) into the civil proto/standards, researching new options, and discussing lessons learned. Requirements: Bachelor's degree in Civil Engineering or similiar accredited academic program Required Experience: 5 years of civil design or construction management
