Commercial Property Manager Job in Bath BA11LP, South West UK
Our client, a leading property management provider is currently recruiting for a permanent Commercial Property Manager situated in Bath. The objective of the role is to maximise the performance of a portfolio of properties through efficient rent collection, minimising voids and controlling expenditure and to ensure all performance targets are met whilst complying with contractual and client requirements.
Role Responsibilities
? To take first-line responsibility for a portfolio of commercial properties whilst operating within client and line manager defined strategies and mandates.
? Carry out site visits and inspections. Advise on repair/refurbishment specifications, liaising with clients and third parties where required. Supervise work and authorise payment of invoices.
? Manage the letting process through Commercial Agents to minimise voids and maximise rents.
? Ensure that lease renewals and rent reviews are carried out in accordance with lease requirements and correctly documented.
? Take maintenance calls and instruct contractors to ensure that maintenance work is carried out in a timely manner and cost effectively.
? Ensure that client mandates are complied with, authorise and approve invoices and process insurance claims where applicable.
? Ensure all tenants are in compliance with their respective lease covenants and that all landlord covenants are applied appropriately.
? Liaise on a regular basis with Commercial agents, contractors, clients and client accounting team, assessing and resolving enquiries, queries and problems as they arise.
? Provide advice to clients on any matters of tenant non-compliance, particularly those with financial difficulties, working with solicitors as directed.
? Where necessary, deal with the management and application of service charges, set budgets and deal with year end reconciliations ensuring and implementing compliance under RICS guidelines.
? Carry out Line Manager function in respect of line reports.
? On site visits to complete inventory checks on properties across the UK and Scotland. There will be occasional overnight stays, roughly 3-4 occasions a year, however this is dependent on business needs.
Experience Required
? GCSE Maths and English. 2 A Levels would be desirable
? Sound Knowledge within the commercial property industry
? Detailed knowledge of commercial lease renewals, lettings and rent reviews.
? Experience of line management
