General Contractor serving the DC Metropolitan Region with a diverse commercial construction project portfolio is looking for experience candidates to join our team for the position of project manager.  Candidates must have a minimum of 10 years experience in the construction industry and have a working knowledge of Primavera and Microsoft Word, Excel and Outlook.  Candidates should be hard working, detail oriented, possess strong communication and leadership skills.  Candidates should have BS in Engineering, Construction Management or related area of study.  Ideal candidate to be LEED, AP.

The following provides a description of the general nature and level of work to be performed by individuals in the position advertised and is not intended to be an exhaustive list of duties, responsibilities and skills required for the position.

Construction Project Manager:

  1. Assist with negotiation and preparation of subcontracts, including developing scope of work;
  2. Responsible for supporting the Senior Project Manager with overall project direction, progress and final close out;
  3. Regular communication with owner, architect, engineers and subcontractors regarding project progress;
  4. Assist Superintendent to insure project is being executed in accordance with contract requirements and specifications;
  5. Review and process submittals;
  6. Maintain project budget including schedule of values with cost breakdown;
  7. Review and approve purchase orders;
  8. Prepare and maintain project schedule, including the documentation of potential schedule delays and submit requests for extension of time and/or additional costs as per Contract terms;
  9. Draft and distribute monthly job status reports;
  10. Review monthly subcontractor invoices and Request for Payments to the Owner;
  11. Negotiate and execute change orders and update master project budget and cost breakdown accordingly;
  12. Prepare, expedite and monitor logs for tracking shop drawings, contract documents, submittals, request for information, change orders, material delivery logs and other logs as determined necessary for running a successful project;
  13. Schedule and lead monthly progress meetings and distribute meeting minutes;
  14. Assist with LEED reporting; and
  15. Supervise Superintendent and Project Administration.
