Construction Superintendent
National real estate developer seeks a Superintendent with minimum of 10 years of experience. Company specializes in projects between 300-600 units throughout the US and is nearing its 100th year anniversary. We are currently looking to place a Superintendent in Columbia, South Carolina.
Position responsibilities include, but are not limited to:
- Planning, managing, coordinating and supervising the construction process of multifamily projects, from initial development of land through final acceptance of buildings, on a timely and economic basis.
- Given designs, permits, and construction trade contracts, implementation of managerial oversight, company policies, industry standards, applicable building codes, OSHA safety guidelines, and applicable manufacturer's recommendations to execute the design in accordance with the construction plans and contracts into a quality product built for longevity.
- Originating and maintaining schedules for all trades on a per building and total project basis and be responsible for the contractor's adherence thereto.
- Directly inspecting each trade's work and approval of their invoicing according to contract payment terms and company policies set forth therein.
- Responsibility for the maintenance of sensible inventories. Managing any subordinate staff, overseeing the quality of construction, and ensuring safety on the jobsite.
- Facilitating weekly subcontractor meetings for planning, scheduling, quality control and safety issues with any scheduled trades.
- Reviewing and studying the plans, specifications and contracts as they relate to each individual trade involved in the construction of the project and informing each trade of their deviation from same as the job progresses.
- Personal handling all inspectors.
- Following explicit procedures for writing purchase orders and approving contractor/supplier invoices.
- Directly planning, organizing and supervising site work contractors from soil erosion/clearing through paving.
Requirements:
Minimum of 10 years' experience
Ability and willingness to relocate as necessitated by project duration or geography.
Salary negotiable commensurate with experience.
Vehicle and paid vacation included in base compensation.
Company is self-financed and has scheduled contractor payments of less than two weeks.
