PURPOSE OF THE ROLE

 

Accountable for the overall engineering service provision to a portfolio of commercial buildings. To assume management responsibility for a team of mobile technicians and sub-contractors/specialists responsible for delivering routine planned maintenance and essential reactive/corrective maintenance.

This role can be based either in Cardiff or Llandudno dependant on the candidates prefered location.

KEY OBJECTIVES OF THE ROLE

 

Processes

1. Ensure statutory compliance is controlled, up to date and adhered to.

2. Satisfy and improve on KPI’s.

3. Act on adopted ideas/initiatives contributing to potential improvements to the delivered SLA’s, cost reduction, business improvement etc.

4. Create timely, meaningful reports as required in relation to productivity, equipment reliability/life expectancy, failure trends, improvements, recommendations.

5. Provide valued input into ongoing improvements and development of the forward maintenance strategy.

6. Ensure HR policies and procedures are adhered to.

7. Adopt and compliment clients established processes.

 

 

Staff

1. Motivate and provide leadership to the mobile multi-skilled maintenance engineers including sub-contractors within designated buildings ensuring that staff deliver maintenance in accordance with building/asset requirements, compliance to safe working practices, quality standards conformity and best practice methods.

2. Act as technical authority providing advice and assistance to maintenance teams as required.

3. Ensure proactive approach and attitude is maintained.

4. Effectively communicate and provide clear direction to a team of multi-skilled technicians.

5. Disseminate, effectively the company’s vision, purpose and ethics.

6. Motivate/nurture a positive “can do” attitude and approach at all levels.

7. Recruitment of employees in accordance with defined specification and competency requirements.

8. Directing and assessing employees in terms of experience and job performance on a continual basis.

9. Facilitate and ensure that personal training and development plans “happen” and are current.

10. Ensure availability of adequately skilled staff to meet task requirements and response to emergencies both inside and outside the normal daytime core operations.

 

Customers

1. Act as key liaison point with the clients Facilities Team.

2. Provide a single point of accountability for all sites engineering activity.

3. Liaise with clients Facilities team in respect of the status of the built environment and corrective repair works.

4. Develop a comprehensive understanding of the portfolio buildings in terms of their layout, functions and complexities.

6. Represent the company effectively in meetings of both a commercial and technical nature.

 

Finance

 

1. Operate within financial budgets as determined by the Regional  Director.

2. Keep Work in Process and aged in current and acceptable timescales.

3. Identify cost reduction opportunities resulting from improved / changed maintenance techniques.

4. Undertake other tasks, as required by the Regional Director.

 

 

KNOWLEDGE, SKILLS QUALIFICATIONS REQUIRED

 

Essential:

1. Proven Experience in similar facility/environment role.

2. Excellent man management skills.

3. High level of competency and understanding of building services infrastructures.

5. Comprehensive understanding of HVAC systems and plant operations within Building Services and Research / Scientific establishments.

6. Excellent communication skills both written and oral.

7. Energy management awareness.

8. Statutory legislation awareness.

9. Experience of BMS Monitoring systems.

 

Desirable:

1. Trained to City Guilds Electrical discipline or equivalent.

3. IOSH/NEBOSH Certificated.
