We are seeking a professional, experienced, and effective Director of Sales with a proven history of Sales Management success in Homebuilding and Real Estate to join our Arizona Division team.  Our ideal candidates have a passion for results and the will to put in the time and effort to get the job done.  In this role you will hire, train and motivate a sales staff to maximize profits per the business plan for all assigned communities. You will work with sales team regarding schedules, staffing, and participates in weekly sales meetings. Also you will work with customers as needed and other departments to obtain closings and provide excellent customer service.  

 

Additional duties will include:

 

·         Recruits and interviews qualified sales candidates.  Maintains staffing levels sufficient to meet the needs of the project. Anticipates future staffing needs. Development and implementation of procedures that impact budgets, costs and strategic goals

·         Trains, educates and evaluates sales staff on sales performance, sales skills and paperwork. Conducts performance reviews against objectives, develops improvement programs as needed.  Conducts community market research and recommends strategies to improve sales performance. Implements performance management when corrective actions are needed.  Spends time in the communities with the sales teams to offer sales strategies and to assess each sales associate’s sales skills.

·         Maintains knowledge of Richmond American Home’s product and communities, as well as the competition, absorption rate, and product and feature offerings. Also monitors the competition’s negotiating and marketing programs. Is aware of Richmond American Homes competitive advantages such as the Home Gallery, financial strength, included features versus competitors. Also stays in contact with area Realtor activities.

·         May review and finalize contract offers with Sr. Management. Works diligently to help sales associates negotiate effectively.  May interface with customers directly to solve particular issues as needed. Prepares gross profit analysis and make pricing recommendations to Senior Management.  Participates in weekly staff meetings  (loop meetings) to keep all parties informed of current closing status.  Follows up as needed to achieve closings.  Works with senior management on forecasting and monitoring current business plan success. Makes re-forecasting recommendations as needed.  

·         May lead weekly sales meetings (responsibility may be shared per division) .  This entails developing an agenda, providing essential and accurate communications to the sales team as needed from marketing, closing, Home American Mortgage, HBRC, and Home Gallery.  Other topics may be product education, construction, or other timely sales topics.   Sales Meetings must be professionally run, educational, positive, and should not be too lengthy( lasting over 1 hour 20 minutes)

·         Preplans new communities based on market conditions, pricing and product offerings to maximize sales velocity and profitability. Also researches city and county requirements for new communities as needed. Develops a proper marketing strategy for opening a new community with respect to recommending inventory homes, model home construction, and presales.

 

Homebuilding, Real Estate or Residential Construction Sales Management experience is Required.   Ideal candidates will have a college degree or equivalent work experience.  Arizona Broker’s Designation is also preferred.
