Detailed Description:
Objectives of General Maintenance Person:
This is by nature a very varied role, which requires a high level of versatility and the ability to multi-task and prioritise, completing your daily workload in an efficient and cost effective manner.
To provide a prompt, efficient and cost effective maintenance service to our clients tenanted properties and in particular:
· Understanding instructions and requirements
· Carrying out the requirements faultlessly and completely
· Liaising seamlessly with tenants, clients and MyLondonHome property management staff
· Upholding the high standards and values of MyLondonHome at all times

· Completing your daily workload
Sample of Maintenance Tasks (this list is not exhaustive)
o General plumbing, replace toilet siphons, replacing taps shower fittings, leak finding repair
o Repair replace locks and door fittings
o Fit and Rehang doors, shower screens
o Ensure furniture is sound and conduct minor repairs
o Clearance of unwanted furniture
o Delivery and install appliances such as laundry equipment, audio visual etc
o Change light-bulbs including low voltage transformer replacement, change light switches and plug points
o Basic fault finding of boiler and heating systems
o Redecorate apartment interiors to a high standard from single rooms to full apartments
o Hang Pictures, mirrors and assist with apartment presentation
o Steam cleaning of carpets and soft furnishings
o Re-grouting / re-tiling of wall and floor tiles
o Measure, purchase and fit curtains and blinds as required
o Re-mastic around bath, showers and kitchen work-tops
o Prepare apartments for occupation to our required standard
o Delivery and installation of new furniture
o Check and sign off maintenance works carried out by exterior contractors
o Complete written property inspections as required
o Provide written fault reports quotes as required
o Provide weekly timesheet with job allocation completed
o Assist the Company Accountant in the production of quotes and invoices
Role Objectives:
The a General Maintenance Person is responsible for responding to all general maintenance issues in a timely and effective manner whilst maintaining the high standards and ethical values set by the MyLondonHome management team.
Reporting:
The General Maintenance Person reports directly to the Managing Director.
The General Maintenance Person will have monthly performance reviews with the Managing Director
Knowledge and Experience:
The General Maintenance Person will require a working knowledge of the following:
• Experience within a building or property maintenance background is essential
• IT literacy of the following packages; Windows, Outlook, Word and Excel is essential
• Exceptional accuracy and attention to detail is essential
• The ability to search and extract data using the internet is essential
• A good standard of spoken written English is essential
• Knowledge of central London is beneficial
• A full clean valid driving license is essential
KPIs :
The success of the General Maintenance Person will be assessed against the following KPIs:
• Quality and volume of completed daily tasks in a time efficient manner
• Quality of work sheet, quotes and documentation
• Ability to build relationships with our clients and provide excellent service
• Upholding the high standards and values of Mylondonhome at all times

Job Location:
The post is based at the MyLondonHome office situated in Westminster, within 3 minutes’ walk of St James Park and Westminster Underground stations.
Duration:
This full time post is offered on a permanent basis, subject to satisfactory references and the completion of a three month probationary period.
Salary:
The salary will be negotiable dependent on relevant skills and experience.
Holiday Entitlement:
The holiday entitlement is 20 days per annum, plus 8 bank holidays.
Working Arrangements:
Core working hours are Monday to Friday 8:30 to 6:00
The General Maintenance Person is required to be available to work on Saturdays when reasonably requested
