German Fluent Real Estate Associate Asset Management recruitment
Position Overview
The Associate will report to the European Head of Asset Management as well the Acquisition Director, Europe who has extensive knowledge of the assets and is acting as asset manager as these assets transition to long term stabilized status.
The successful candidate will be responsible for the day-to-day management of the assets with duties including the preparation of property specific business plans, financial reporting assistance to the Finance Team and accounting service providers based in Europe, overseeing annual operating budgets, managing capital projects, coordinating marketing and leasing activities, and managing external property managers and consultants, as required. The candidate will also provide support to governance processes including, inter alia; board meetings, quarterly valuations and statutory reporting.
It is also anticipated that the role will include assistance with analysis and underwriting of new investment opportunities in Germany.
Primary Responsibilities
• Assist in the preparation and implementation of asset management plans for each property
• Work closely with the finance team and property managers to prepare operating budgets for individual assets, manage expenditure and exercise budget controls
• Perform cash flow analysis to evaluate capital projects and lease proposals and prepare recommendations for senior management approval
• Oversee refurbishment and capital projects
• Liaise with relevant third parties (managing agents, leasing advisors, lawyers etc)
• Assisting Executives with tenant relationship management
• Assist in writing monthly and quarterly asset management and investment management reports
• Perform financial analysis of property, tenants and market. Manage financial models utilizing ARGUS and Excel to project cash flows, investment returns and asset valuations
• Administer and maintain a lease file room and report on key lease events
• Assist in accomplishing annual leasing, operational, and strategic goals listed in the annual business plan
Education Experience
• Fluent in German and English
• Graduate qualification (Real Estate Msc or MBA qualification would be helpful but not necessary)
• MRICS qualified (or equivalent) with 2-3 years post qualification all round commercial real estate experience. There should be an emphasis on asset management and financial analysis and reporting;
• Experience in managing commercial real estate in Europe with a preference for candidates with experience working in the German markets
• Understanding of real estate fundamentals, investment and market analysis, as well as strong problem solving abilities
• Excellent due diligence, analytical, and negotiating skills
• Proficiency with ARGUS, Excel and cash flow modeling preferred with the ability to become proficient in Yardi
• Excellent writing, presentation skills with attention to detail and managing deadlines
• Strong interpersonal skills with understanding of collaborative work style and demonstrated experience working in a team to achieve goals
