Under minimal supervision, this position is responsible for managing the effective transition of new FM/OM accounts or expansions of existing accounts.  This includes the development of the account infrastructure, integration and mentoring of the permanent site manager and/or personnel as well as other areas of FM/OM operations.  Interfaces with other headquarter functions and departments to ensure budgets are established and complied with; appropriate national vendor contracts are utilized and ensure effective asset purchasing and leasing decisions are made.  Typically manages the transition of more complex and larger accounts with overall revenue of greater than $50 million.
 
PRINCIPLE DUTIES:
 

  1. Facilitates the coordination of transition teams for new accounts, existing account expansions and account closeouts.  This includes bringing in applicable functional experts to integrate Human Resources, Risk Management, IT, Quality, Safety, Accounting, MMS, Call Center, and Training expertise and to ensure good communications and field support during product delivery.
  2. Develops and is accountable for the accuracy of transition budgets, costs, and variance reporting and analysis.
  3. Utilizing standard templates, facilitates the management and implementation of transition plans, which include department functional modules and schedules for new accounts and existing account expansions.
  4. Provides pre-award support to sales with assistance on proposals, due diligence, and presentations representing operations and pricing functional expertise.
  5. Communicates with JCI functional areas as well as the external customer regarding the on-going status of all transition projects.
  6. Mentors permanent site manager and/or personnel during the Transition on the specifics of the Transition
  7. Develops Transformational Plan for 60 Days past GO-LIVE with CBD.
  8. Interfaces with Contracts/Administrative Management to ensure good business decisions are made in exercising asset purchasing/leasing decisions.
  9. Interfaces with Procurement Management to ensure the best use of national vendor contracts.
  10. Develops a relationship with local third party vendors to assist procurement with data collection and analysis specific to the account.
  11. Conducts post-transition review and evaluation sessions with those functional experts and upper level management.  Recommends appropriate process changes based upon results of review.
  12. Performs other job-related duties as requested.

 

  1. Bachelor's degree in Engineering, IT, Business Administration or related field preferred.
  2. Seven to ten years experience in facility management and operations with experience in planning and scheduling, subcontract management as well as three to five years experience in account transition management required.
  3. Must have a demonstrated customer service orientation with excellent written and oral communication skills.
  4. Must demonstrate a thorough knowledge of a wide area of FM/OM Business, business systems and infrastructures.  
  5. Proven ability to manage projects of greater than $50M in sales volume successfully.
  6. Must demonstrate the ability to plan and execute projects and a high degree of effectiveness in team leadership.
  7. Must be proficient with windows computer software (Excel, Word, PowerPoint, MS Project, and Access)
  8. Frequent travel (60%+) required
  9. Ability to work effectively in a teaming and matrix environment with multiple and changing tasks and priorities.
  10. Must have excellent project management skills as demonstrated through experience.
  11. Solid team player - Takes accountability without placing blame.
  12. CAPM - Certified Associate Project Manager
