Scope of role
- To lead the real estate advisory and strategy development on the Ireland book, working with the banking relationship managers.
- To ensure the bank adopts the best strategy for recovering loan value for each individual case/asset and for the overall book by providing expert property advice.
- To ensure all information necessary to maximise the bank’s exit is in place.
- To ensure the appropriate impairments are made for all loans secured by real estate.
Responsibilities
- Provide specific support to Case Teams on property investment development portfolios (and individual assets) to formulate ‘work out strategy’.
- Provide advice on and critique property quality, asset management opportunities and any incumbent asset strategy for the underlying real estate loans.
- Manage and proactively provide value enhancing ideas and support to lending teams on the property loan portfolio by delivering, for example, agreed action plans – work out strategies, restructuring plans, recovery strategies etc where appropriate in line with the agreed Business Operating Model.
- Source and disseminate market and competitor intelligence.
- Provide comprehensive financial analysis to support the business case for each transaction, with the ability to analyse and prepare presentations on opportunities to the appropriate credit/risk authorities.
- Meet external investors and use property market knowledge to ensure the asset management and disposal initiatives are carried out in the most efficient manner.
- Manage team to ensure effective real estate solutions are delivered across the loan book.
- Manage transactions for agreed strategies.
- Develop the range of deleverage options, including larger scale disposals or owned strategies.
Specific
- To develop a property database that supports the management and exit of the loan book
- Review of case categorisations and deal with cases by building in the real estate aspects to the strategy
- Provide up to date information on Cases and act as a key liaison representative for the team (Undertake regular valuations of the portfolio
- Perform financial analysis of property cash flows to support the strategic decision-making process
- Maintain the case pipeline database and ensure it is up to date
- Detailed knowledge of the real estate market, ideally across all sectors and understand the drivers of property performance
- Excellent verbal and communication skills with the ability to develop relationships at all levels.
Key Capabilities
- Previous senior management experience in the real estate sector, ideally working specifically in a property investment capacity, but must have worked in the Irish property market and developed a strong understanding of the market
- Understanding of banking and financial tools available to deliver creative solutions. Specialist knowledge of real estate.
- Possessing drive, energy and pace with a continuous appetite to strive for excellence
- Ability to manage and prioritise multiple tasks
- Highly numerate and analytical, with excellent modelling and relevant IT skills
