Individual must be self motivating and have the ability to support multiple functions within a Facilities Organization. Will be required to work on a wide variety of systems from replacing an evaporator exhaust fan or vacuum pump to helping set up office furniture. Applicant needs to understand the working characteristics of HVAC mechanical systems. Most important – you need to be able to work directly with and support a large range of personnel within the company.
- In-depth knowledge of 3 -10 Ton package units, stand alone refrigeration systems, single and dual stage compressor operations, and CRAC units.
- Responsible for logging scheduled inspection reports of the operating equipment, fixed building equipment, and building structures.
- Manage the preventative maintenance and repairs, cleaning, lubrication and service of a wide variety of pumps, valves, fans, thermostats, compressors and system controllers.
- Capable of mechanical and electrical troubleshooting and repairs of associated mechanical building systems, fixed building equipment.
- Demonstrate ability to read blue prints, understand electrical schematics, and physical capability to climb onto roofs, work beneath machines, lifting of material and perform overhead actions.
- Work with outside contractors on preventative maintenance programs for larger mechanical systems – Air Compressors, Gas Systems, VAC Skid,
- Experience with fire life safety alarm panel/systems.
- Knowledge of various controls systems – Johnson Controls, Siemens, Honeywell, Building Management Systems (Cimplicity)
- Help select, install and modify building mechanical systems.
- Troubleshoot, evaluate and recommend maintenance operations.
- Inspect buildings, ground and equipment for issues and potential failures.
- Ensure that new installation is compliant with building codes and safety regulations.
- Be ready to respond immediately to emergency situations and concerns.
Education: Technical, vocational schooling and 10yrs on-the-job training in HVAC, electrical, mechanical, process controls, and vacuum systems.
