POSITION RESPONSIBILITIES:
The Lead Engineer will perform a variety of tasks in the Main Boiler Room and Ullmann Operational Center to support the operational performance of building equipment throughout the campus. S/he will assist the supervisor in assigning and monitoring employees in the Operations Shop.
The Lead Engineer will:
- Assign work, train staff and troubleshoot problems with the buildings mechanical and HVAC systems. Provide technical assistance and guidance to operations staff
- Generate timely e-mail notification of operational events to engineering management staff and appropriate college personnel as established by management
- Confirm completion of tasks related to work orders and issue daily work reports; maintain accurate records for labor and materials on work order system
- Assign or re-assign watch stand-by staff to various campus locations in the event of absence
- Responsible for daily job/preventive maintenance assignments to maintenance staff
- Provide training to new and lower grade employees
- Responsible for the operation of the main boiler plant and/or buildings operations in college buildings
- Operate, maintain, and adjust all plant equipment including boilers, turbines, pumps, HVAC units, lighting and power equipment
- Oversee, record and calculate daily meter readings for steam, water, and cooling towers
- Start up, stop, operate, and maintain all buildings’ central operating systems and related equipment which include chillers, absorbers, and low pressure boilers
- Isolate electrical systems, check fuse, resistance, continuity of related control circuits and power equipment
- Monitor, operate, and adjust computerized building management and alarm systems
- Test and treat boiler chemical for main high pressure boilers and low pressure boilers
- Record air flow readings and air change calculations to troubleshoot problems
- Make repairs, assign work, and perform all that is necessary to ensure the plant and building integrity with self guidance in the technical aspects of the work
- Notify responsible parties if systems are out of range
- Maintain proper inventory levels for Operations supplies; i.e. filters, belts, lube oil, tools, etc.
- Responsible for the operation of emergency generators
- Oversee seasonal changeovers and plant shutdowns
- Operate and adjust various building management systems
- Work in conjunction with maintenance contractors
- Perform other related duties as assigned
Job Requirements
- High School Diploma and 7 years of current experience along with a NYC Stationary Engineers License is required for all boiler/high pressure steam equipment; for all other equipment a HS Diploma and 7 years of current experience related to the respective equipment is required
- Cryogenic gases certificate of fitness and/or sprinkler standpipe certificate of fitness is preferred
- Must possess basic computer skills; i.e. Microsoft Excel, Word, and Outlook
- Must possess the strength and dexterity needed to perform the job and the physical ability to move equipment as necessary
- The Engineer must adhere to operational safety rules and regulations as deemed by the College and follow direction and possess good communication skills in order to interact with building/office occupants effectively
- The candidate should be able to work independently and be able to execute special projects as assigned by Operations Maintenance Supervisors.
- Must have knowledge of log out/tag out of mechanical and electrical systems
