LEASING MANAGER LOCATED IN EAST PROVIDENCE, RI
Commercial Real Estate firm seeks an energetic, organized self-starter for its commercial real estate Leasing Manager position. Reporting to the Operations Manager, the Leasing Manager will act as a facilitator for all leasing-related activities from inception to close including showings, negotiations, documentation, coordination and administration for the various aspects of the leasing process. The successful candidate will act as liaison between in-house personnel, tenants, outside counsel, consultants and brokers to negotiate, organize, track, and support our leasing processes. The successful candidate for this key position will be responsible for delivering consistently superior commercial leasing results consistent with the Company's expectations.
Responsibilities of the Leasing Manager
include the following, which are subject to change or adjustment:
Leasing:
- Monitor and report building vacancy levels to management.
- Monitor lease expirations and proactively contact existing tenants for renewals or extensions.
- Assist with prospective tenant showings at properties throughout Rhode Island, as needed.
- Assist Operations Manager in lease negotiations.
- Provide administrative support to Operations Manager.
- Coordinate, negotiate and track first subsequent lease drafts from LOI to execution.
- Develop tenant concept plans with in-house design technicians.
- Coordinate tenant construction pricing with contractors and develop scopes of work.
· Prepare letters of intent, leases, and lease renewal agreements.
- Act as liaison between tenants, in-house personnel, outside counsel, consultants and brokers to negotiate, prepare and review leases and related documents, amendments, renewals, extensions, licenses, terminations, subleases, lessor consents, right-of-first-offer right-of-first-refusal notices, cell tower agreements, etc.
- Oversee internal lease review process.
- Maintain a tracking database of all portfolio leasing matters and metrics to include month by month historical metrics, monthly lead tracking, etc.
- Perform other general administrative tasks related to office management.
- Regularly walk vacant units to insure that they are rent ready per company standards
- Shop all competition within immediate competitive area quarterly.
- Review market surveys and be knowledgeable of content
- Administrative duties as assigned.
- Assist Operations Manager with Property Management tasks.
Marketing:
- Work with designers to maintain updated leasing plans for company database; ensure square footages are consistent with accounting database.
- Maintain database of current marketing materials (e.g. leasing brochures).
- Update company website and outside listing services with current leasing-related information.
- Assist in developing property specific marketing programs as needed.
- Assist in creating and maintaining company’s Facebook page and other social media outlets.
- Support the Operations Manager in developing a recommended leasing/sales plan for each property, including content for leasing and marketing materials and property websites, ensuring that all properties are optimally marketed for lease or for sale:
o Write Press Releases for new lease deals.
o Develop local press contacts for each location.
o Suggest appropriate marketing venues, including social media, for all properties.
o Assist in writing and disseminating marketing materials (i.e., interviewing tenants)
o Monitor websites of properties for accuracy of content and suggest improvements
- Compile marketing packages for prospective tenants and brokers.
Job Prerequisites:
- Demonstrate strong writing, oral and presentation skills.
- Proficiency with Microsoft WORD, Excel, Outlook, Photoshop knowledge a plus.
· At least 3 years of office support experience and at least 2 years of past experience in contract preparation and legal document administration.
- Experience in commercial leasing, marketing, or market research is a plus.
- Bachelor’s degree and/or minimum six to eight years experience in commercial real estate, commercial leasing or commercial real estate legal.
- Strong mathematical skills with the ability to calculate figures and amounts such as discounts, interest, proportions, percentages, etc.
- Strong interpersonal, oral, and written communications skills with a positive, proactive attitude.
· Excellent internet research/marketing skills; familiarity with social media venues as marketing tools – a plus.
- Proficient computer skills in Microsoft Office (Word, Outlook, Excel and PowerPoint) with excellent grammatical skills
- Detail oriented with highly developed organizational, project-management and time-management abilities.
- Ability to observe and interpret situations with strong problem solving skills.
- Ability to handle multiple activities simultaneously and work under established deadlines.
