Maintenance Supervisor
The Maintenance Supervisor is responsible for ensuring that the physical aspect of the apartment community meets company's standards and applicable laws in the areas of inspection, maintenance, and repair. The Maintenance Supervisor will directly supervise on-site maintenance staff.
- Lead maintenance team in diagnosis and repair in areas such as HVAC, electrical, plumbing, pool, carpentry, dry walling, exterior structural and appliance
- Responsible for establishing a 24-hour on-call schedule for department.
- Directs workers engaging in painting and performing structural repairs to masonry, woodwork, and furnishing of buildings and mechanics on HVAC repair
- Directs workers engaged in ground maintenance activities, such as mowing lawns, trimming hedges, removing weeds, and raking and disposing of leaves and refuse and inspects/monitor progress.
- Directs workers engaged in the general cleaning and up keep of buildings, including buffing, dusting, sweeping, mopping, vacuuming, and washing windows and inspects/monitors progress.
- Works with Property Manager in scheduling the make-ready maintenance of all vacant units
- Manage and organize the inventory of all maintenance materials to include tools, equipment, and supplies and look at employing a cost effective ways of ordering supplies and explore best value for price.
- Responsible for bringing tools to utilize on site for maintenance repairs.
- Must be available on-call 24 hours a day in case of emergency
Qualifications:
- One year certificate from college or technical school; and/or 1-3 years of related experience and/or training dependent upon size of property.
- HVAC Certified highly preferred
- Must possess excellent general maintenance skills including HVAC repair, plumbing, and electrical
- People and Facilities management experience required
- Must demonstrate a high level of leadership skills
