We are currently seeking a full time Maintenance Supervisor to oversee maintenance operations of a 109 unit Community in Downtown Little Rock, AR. The ideal candidate will have extensive HVAC experience and certification as well as plumbing, electrical, tile repair/replacement, dry wall repairs, light carpentry, painting, and overall apartment maintenance. Previous supervisory experience preferred. The ideal candidate will also meet the minimum requirements of the job description below.

Job Description Summary
To be responsible, under the direction of the Community Manager, for overall maintenance of the apartment community.
Skills Qualifications
- Full-time maintenance experience in related fields.
- Some type of formal training and experience in the following areas: carpentry, plumbing, electrical, and HVAC repairs.
- Willingness to pitch in and work in areas other than strictly repairs maintenance, i.e. janitorial, custodial, gardening, painting, etc. as required.
- Neat and professional appearance.
- Personable and trustworthy.
- Adherence to work safety program.
- Physically able to perform all duties required, including but not limited to, lifting, climbing, standing, bending, loading and unloading, and working outdoors in inclement weather.
- Ability to follow both written and oral instructions as received from Community Manager.
Essential Duties Responsibilities
- Participate in all maintenance projects.
- Perform electrical repairs on items such as appliances, fixtures, switches, outlets, circuits, etc.
- Perform plumbing work such as toilet and sink repairs, replacing fittings, etc.
- Replace broken glass, tile, carpet, screens, garbage disposals, fixtures, appliances, draperies, and locks.
- Paint interior and exterior; if painting is not contracted out.
- Perform carpentry work such as fitting doors, repairing windows, replacing and building shelves.
- Assist in custodial work in apartments and common areas as needed.
- Assist in grounds work as necessary.
- Repair concrete, masonry, roofs, and fencing as required.
- Perform limited extermination services as required.
- Train and supervise any employees under your direct supervision.
- Participate in on-call emergency schedule for evening, weekends, and holidays.
- Responsible for inventory control and utilization of maintenance materials.
- Complete work order requests as prioritized together with manager.
- Assist the manager in performing apartment inspections.
- Responsible for repairs and general maintenance of apartments prior to new resident move-ins. Perform required maintenance per move-in/move-out inspection forms.
- Maintain accurate records regarding preventive maintenance, work orders, refurbishing, annual inspections, inventories, and purchase orders.
- Perform scheduled maintenance on all equipment based on the manufacturer’s recommendations and operating manuals.
- Periodically inspect all units, buildings, and common areas, performing repairs and janitorial assistance as needed.
- Have knowledge regarding water and gas meter cutoffs, all apartment and fixture cutoffs, and sewer cleanouts.
- Make sure storage areas and entrances are locked and adequate lighting in those areas is maintained.
- Have constant knowledge regarding contracts and suppliers, their cost of service and goods.
- Perform all other duties as required.
Working Conditions
A Maintenance Supervisor will spend intermittent and continuous time sitting, standing, lifting, climbing, bending, twisting, loading/unloading, working outdoors in inclement weather.
A Maintenance Supervisor may have to do light lifting of less than twenty (20) pounds for supplies and materials occasionally to frequently.
A Maintenance Supervisor may have to do moderate to heavy lifting of twenty (20) to fifty (50) pounds occasionally to frequently.
A Maintenance Supervisor may have to do heavy to very heavy lifting occasionally to frequently of fifty (50) to one hundred plus (100+) pounds occasionally to frequently.
