JOB SUMMARY:
 
Performs various maintenance duties necessary to maintain and enhance the value of the Community.  Handles service requests for repairs and improvements of vacant homes. Works as a team participant along with maintenance staff to ensure the Community meets the quality maintenance standards set by the Company.
 
ESSENTIAL JOB DUTIES:
 
1.    Prepares or assists in preparing all rental homes to a market-ready condition.
2.    Performs various community maintenance functions and records findings in maintenance log.  These functions may include, but are not limited to light bulb changes, filter changes, lock repairs, install/repair window coverings, minor HVAC maintenance, caulking, touch-up painting, snow removal, pool maintenance, preventive maintenance, etc. 
3.    Reports any maintenance concerns for repairs on common areas, rental homes to Community Manager.
4.    Responds to resident service requests and concerns in a timely manner.
5.    Performs on-call emergency service as required.
6.    Assists Community Manager with special maintenance projects as necessary.
7.    Assists in maintaining grounds and common areas and keeping them free from trash and debris.
8.    May assist in monitoring and/or controlling maintenance inventory and/or supplies.
9.    Moves heavy objects as requested.
10.  Works closely with management in developing an integral team that effectively represents the quality and professionalism of ELS.
11.  Maintains open communication with Community Manager.
12.  Represents company in a professional manner at all times.
 
OTHER JOB FUNCTIONS
 
1.      Attends and participates in training programs as requested.
2.      Delivers various communications to residents as needed.
3.      Assists with and attends community sponsored resident activities and functions.
4.      Assists other staff members as needed.
5.      Drives motorized vehicle on or off property for company business.
6.      Performs other duties as assigned.
 
Must have a valid driver’s license and good driving record along with proof of auto insurance.
