We are currently seeking a full time Maintenance Technician to assist with maintenance operations of a 240 unit Community in Tulsa, OK.  The ideal candidate will have extensive HVAC experience as well as plumbing, electrical, tile repair/replacement, dry wall repairs, light carpentry, painting, and overall apartment maintenance. The ideal candidate will also meet the minimum requirements of the job description below.

Job Description Summary

A Maintenance Technician is responsible, under the direction of the Maintenance Supervisor or Community Manager, for overall maintenance of the apartment community.

Skills Qualifications

  1. It is preferred that a Maintenance Technician have some maintenance experience in related fields.
  2. A Maintenance Technician should show willingness to pitch in and work in areas other than strictly repairs maintenance, i.e. janitorial, custodial, gardening, painting, etc. as required.
  3. A Maintenance Technician should appear neat and professional.
  4. A Maintenance Technician should be personable and trustworthy.
  5. A Maintenance Technician should adhere to the work safety program.
  6. A Maintenance Technician should be physically able to perform all duties required, including but not limited to, driving, lifting, climbing, standing, bending, twisting, loading and unloading, and working outdoors in inclement weather.
  7. A Maintenance Technician should have the ability to follow both written and oral instructions as received from Service Manager and Community Manager.

 

Essential Duties Responsibilities

  1. Participate in all maintenance projects, as instructed by Service or Community Manager.
  2. Perform minor electrical repairs on items such as appliances, fixtures, switches, outlets, circuits, etc.
  3. Perform minor plumbing work such as toilet and sink repairs, replacing fittings, etc.
  4. Assist in replacing broken glass, tile, carpet, screens, garbage disposals, fixtures, appliances, draperies, and locks.
  5. Assist in painting interior and exterior; if painting is not contracted out.
  6. Assist in performing carpentry work such as fitting doors, repairing windows, replacing and building shelves.
  7. Assist in custodial work in apartments and common areas as needed.
  8. Maintenance of all grounds to include cutting of grass, trimming shrubbery, fertilizing, trash removal, etc.
  9. Participate in on-call emergency schedule for evening, weekends, and holidays.
  10. Assist in completion of work order requests as instructed by Supervisor.
  11. Assist in repairs and general maintenance of apartments prior to new resident move-ins. Perform required maintenance per move-in/move-out inspection forms, as instructed by Supervisor.
  12. Periodically inspect all units, buildings, and common areas, performing repairs and janitorial assistance as instructed by Supervisor.
  13. Perform all other duties as required.

 

Working Conditions

A Maintenance Technician will spend intermittent and continuous time sitting, standing, lifting, climbing, bending, twisting, loading/unloading, working outdoors in inclement weather. 

A Maintenance Technician may have to do light lifting of less than twenty (20) pounds for supplies and materials occasionally to frequently. 

A Maintenance Technician may have to do moderate to heavy lifting of twenty (20) to fifty (50) pounds occasionally to frequently. 

A Maintenance Technician may have to do heavy to very heavy lifting of fifty (50) to one hundred plus (100+) pounds occasionally to frequently.
