Mortgage Loan Processor – Fort Washington, PA

Position Description:

 This will include efficient use of our technology systems to apply proper processing and underwriting for all types of first and second mortgages.  A Processor will obtain essential documentation, issue mortgage decision (within stated limits) or submit to underwriting within determined timeframes and work with customer to satisfy all conditions of approval within salability guidelines. The Processor will have knowledge of marketing programs and underwriting guidelines according to the secondary market sources (FNMA/FHLMC, FHA, VA, private investors, and all Home Equity products).
A Processor is expected to proactively create and maintain a close relationship with all parties involved in the mortgage transaction. Superior Customer service is paramount to meet both internal and external expectations.

The Consumer Services Operations Processor works as part of a Team but is individually responsible to prioritize their own tasks to appropriately balance the position’s fulfillment demands. Adherence to established turn time, productivity and quality metrics is a requirement. A Processor is expected to use independent judgment/decision-making to look at ways to improve the origination process through information received from our customers. 

Principal Accountabilities:

1.Receive and complete setup of incoming loan applications.  Validate appropriate documentation as required by processing option, DU, or other automated underwriting or evaluation tools.

2.      Record and analyze all incoming information to ensure guideline compliance and evaluate laon feasibiltiy.

3.      Determine and obtain acceptable methods of documentation and compensating factors when necessary. 

4.       Send written requests or make phone calls to customers, attorneys, Realtors, and other  third parties to obtain additional information required.

5.      Use of fulfillment system as a tracking method to record status and customer information.

6.      Make underwriting decision and/or recommendations on all loan files within stated lending authorities. Identity transactions whcih need Underwriter review, package and submit within in pre-determined timeframes.

7.      Review and apply new information received regarding investor and underwriting guidelines, company policies, processing procedures, etc.

8.      Issue customer correspondence. Commitment letters, 10 day incomplete letters, Re-disclosure requirements, TILS and any agency specific documents

9.      Maintain close communication with customers, Sales partners and Operations Team Lead to ensure proper and timely fulfillment.

10.  When applicable facilitate the ordering of payoffs, subordinations (both internal and external) and work with third party vendor to obtain title policy.

11.  Clear all conditions using company approved procedures.
12.  Perform State High Cost test (if applicable)
13.  Meet established productivity levels and turn around times as set by National Operations.
14.  Perform various additional tasks as assigned.
