Property Management Accountant - Permanent position
A leading real estate developer located in downtown Vancouver is looking for an experienced, detailed-oriented, and adaptable intermediate to senior accountant who will work closely with our Property Managers and Facilities Manager. The position's main focus will be on one location s, but may include others in the future. As the property is in a very complex neighbourhood consisting of residential condominiums, office, retail, non-market housing, institutional and community space, the candidate will need a strong understanding of expense allocations and the interaction of the various property management services, air parcels as well stakeholders. An overview of the major responsibilities for the position include:
- maintain rent rolls and produce tenant billings
- process monthly receivables and review expenses
- setting up chart of accounts, systems, manuals, and controls for expense allocation across various parts of the property to properly account for each tenant/stakeholder's share
- set up and perform detailed monthly and annual tenant CAM/Tax reconciliations which involve complex cost allocations and documentation
- allocate expenses, post journal entries and produce monthly property financial statements for owners and stakeholders
- perform monthly bank reconciliations
- update and maintain tenant statements and records
- track and process tenant improvement costs, leasing commissions and free rent
- prepare monthly ownership reports such as asset summaries, working papers, and variance reports
- be the liaison between facilities managers, property managers and accounting for preparation of budgets, expense allocations, tenant accounts and reporting
- assisting the property managers and facilities managers as required
Excellent communication and Microsoft Excel skills are essential as the position is very spreadsheet intensive. The individual must be an adaptable self-starter who is organized and has a positive attitude as the position requires working with many different parties and representation on many levels. This is an advanced position which requires a deep understanding of property management and reporting.
