We are currently seeking a motivated sales professional in the Tampa, Florida area to assist us with the leasing of commercial property spaces in Class A Commercial facilities. You will be responsible for marketing the location to prospective clients. This includes marketing current vacancies, identifying and approaching prospective tenants, working with the corporate marketing team to develop a marketing strategy for the locations you supervise, greeting drop-ins, arranging tours for interested parties and responding to inquiries.
Tours are accomplished by setting appointments; providing pricing information; and highlighting the many benefits of our facility, such as location, surrounding area, transportation, access, building systems and services, amenities, tenant satisfaction, and security.
You will be responsible for completing agreements by reviewing contract requirements, negotiating terms, obtaining signatures, deposits and monthly payments.
This is primarily a sales position with some managerial oversite responsibilities. You will have managerial oversite responsibility for an onsight staff of five people or less. Operational responsibility for the facility is handled by one of the onsite staff members that you direct.
Necessary skills
The ability to do “service selling” is critical. Our successful candidate will be able to understand our customers and will have a proven track record demonstrating excellent prospecting, negotiation and closing skills. Solid “people skills” and previous experience managing a fairly small team of staff is required.
Personal attributes required
This position requires someone who is self motivated and requires little prodding to get the job done. Our ideal candidate believes that “good” is the enemy of “great” and is never satisfied with the status quo. The ability to genuinely connect with people and understand their unique drives and needs is critical. Since you will be managing staff members, you have to be capable of building a good team rapport with the people you supervise and maintain a positive and professional work environment for your people. You have to be excellent at multitasking and have a strong like for fast paced environments. Finally, you need to have a genuine respect for the policies of our organization, follow managerial instructions but also have the managerial sensitivity to recognize when it’s ok to bend (without breaking) the rules to achieve the overall profitability goals.
Compensation
The base compensation for this position is between $40,000 and $50,000. Variable compensation in terms of incentives is offered for meeting target goals and can equal up to an additional $10,000 in pay.
