Property Manager
We are looking for a talented and energetic candidate who is interested in a unique management opportunity! Initially, this Manager will spend time learning their new role and Morgan Properties by training at various communities. This will provide them the time to become fully acclimated to their position, and then they will transfer to a permanent Property Manager role within our North or Central New Jersey Portfolio. As a result, we are looking for an experienced Manager who has the ability and flexibility to oversee any of the 39 communities in the portfolio!
The Property Manager oversees all operational and financial aspects of our residential apartment properties. He/She is responsible for managing both leasing and maintenance teams as well as resident service, collections, revenue enhancements, capital improvements, information reporting and compliance with all company policies and applicable laws.
- Coach, supervise, hire, discipline, terminate, schedule, and be responsible for work performed by all on-site personnel
- Must be available on-call 24 hours a day in case of emergency
- Responsible for all efforts pertaining to marketing the property such as running advertisements, training staff, increasing traffic, etc.
- Continually inspect the property and delegate any work to be done to staff members or vendors
- Keep accurate records regarding preventative maintenance, work orders, apartment refurbishment, annual inspection, inventories and purchase orders
- Prepare accurate budgeting and capital budgeting - weekly and monthly reports
- Responsible for collection of all monies at the property
- Document budget expenditure and stay within budget figures on a monthly basis
Qualifications:
- Bachelor's degree from four-year college or university; or 4-5 years related experience and/or training; or equivalent combination of education and experience.
- Qualified individuals will have proven performance in successfully monitoring financial statements, capital enhancement projects, revenue, expenses, net operating income and occupancy goals.
- ARM, CAM, CAPS, MPM, RMP is a plus!
