PROPERTY MANAGER Job in Wimbledon, London UK
We are currently recruiting for a PROPERTY MANAGER to join a boutique style estate agents in Wimbledon.
Job Spec:
Deals with repairs and maintenance issues, manages tenant / supplier and landlord expectations, ensure utilities are connected and have been transferred into the correct names in between tenancies, re-charging onto the tenant the expenses due to negligence, ensuring validity of gas safety certificates / EPC / PAT certificates, property inspections, registering deposits, recommendation and initiation of release of deposits, deposit disputes process, checking file progression ( drawing up contracts and tenant invoices ), renewals ( negotiating and drawing up of ASAT, charging and collecting fees in relation to the renewal documents, advising on market rents, collecting rent, representing the property owner at tribunal hearings, Managing and arranging any necessary repairs, Inspecting the property periodically and feeding back any comments, providing tenants with notice at the end of the tenancy, dealing with legal aspects of the tenancy/property, including evictions, non-payment, harassment or problems with squatters.
The property manager needs excellent communication and people skills, knowledge of all relevant legislation and have at least 1 yrs experience or Ideally they will have experience in this position or the lettings industry, ARLA qualification preferred but not essential if applicant has adequate experience.
The Property Manager will handle a number of responsibilities on a day to day basis. They will cover secretarial and administrative functions. They will also visit the properties they are in charge of to ensure that it is being properly maintained and all equipment fixed and issues resolved in a timely manner. They will need to demonstrate the ability to prioritize a busy workload and will be able to problem solve.
The job can be very demanding and the necessary skills are required to handle any problems that may occur. They are also required to have excellent people skills and make their clients feel comfortable. They work with all contractors.
