Real Estate Fund Manager

PURPOSE AND CONTEXT OF THE ROLE

? The Healthcare Fund is a c£700 million geared Fund run in partnership with another company who deal with procurement/disposals and asset management. The Fund, which is a Jersey PUT, has a life to 2028 with 5 yearly termination options from December 2013. The Fund has around 50 underlying investors.

? The role includes strategy, Fund level business planning, reviewing and approving all recommendations from the asset management partner, equity and debt strategy, capital raising, corporate governance, investor relations and investor reporting.

? The role is as Fund Manager which covers;.

? determining the investment and corporate strategy of the Fund (in consultation with the Asset Manager)

? reviewing and if appropriate approving all capital and non recoverable revenue decisions

? working with the Asset Manager to ensure that the Fund achieves its agreed performance and other objectives

? ensuring the Fund operates within the agreed operating parameters

? overseeing investor relations/investor reporting

? primary equity raising and the marketing of secondary units

 

ACCOUNTABILITIES

? Prepare an annual Fund Level Business Plan (and half year update) based on property level inputs from Asset Manager. Review performance against plan

? Review, document and implement the Fund’s investment and equity/debt strategy

? Fully review all capital expenditure and non recoverable revenue recommendations made by the Asset Manager and approve if appropriate

? Fully review all revenue/letting initiatives recommendations made by the Asset Manager and, if appropriate approve

? Oversee and where appropriate become actively involved in the property acquisition and disposal process and ensure that investment acquisitions and disposals accord with the Fund’s investment criteria and are dealt with efficiently and upon the best possible terms

? Ensure that the Fund’s investment and operating criteria, and internal corporate governance processes are adhered to

? Ensure that the Fund’s cash flow is controlled so as to minimise costs and maximise performance

? At all times be up to speed with all investment management, asset management and material property management issues affecting the Fund

? Work closely with (and assist wherever possible) the Partnership Accounts Team

? Take ownership of the Quarterly Fund Report and ensure that it is prepared containing all relevant information, to the highest quality and within set timetables

? Take ownership of all periodic data provision to third parties

? Ensure at all times that client liaison and client services are of the highest standard

? Ensure that the Fund is managed cost effectively, having regard to ensuring the right quality and quantity of resource is dedicated to it at all times

? Where appropriate take charge of the capital raising process for the Funds (presenting the Fund to potential investors, answering due diligence enquiries, managing the closing process).

? Closely monitor the Asset Managers to ensure they are operating effectively

 

QUALIFICATIONS

? Degree

? Member of Royal Institution of Chartered Surveyors or ACI qualified

? Threshold competency/ IMRO registration/IMC

SKILLS/KNOWLEDGE

? Property investment and asset management skills.

? Contact network (investors / brokers / partners / service providers) across the UK

? An understanding of and ability to develop fund strategy (working with relevant economists/strategists) and investment processes in a rapidly changing environment

? Track record of innovative thinking and execution of ideas into reality.

? Good knowledge of the regulatory environment for UK institutional property funds

? Strong presentational skills

? Knowledge of fund accounting issues

? Knowledge of fund structures, and key tax issues relating to structures and investor-types

? Knowledge of debt raising/management of debt within property funds.

? Strong analytical skills

 

EXPERIENCE

? Track record in property investment management(including strategy formulation and decision making) , including ideally hands on experience with Fund Management and/or Asset management of healthcare assets

? Some experience in hands on value enhancement/ asset management (e.g. lease regears, refurbishments, surrenders and renewals)

? Fund management and administration of unitised property funds (ideally Jersey Unit Trusts).

? Experience of working with joint venture partners at a high level

? Able to demonstrate creative/ innovative thinking

? Preparing and presenting to new and existing clients.

? Operating successfully within a performance and profit generating culture.
