Real Estate Paralegal / Lease Administrator

This position is the primary source for all operational processing of real estate documents. The ideal candidate would be an experienced commercial real estate paralegal with strong lease administration and document abstracting abilities. This position includes, but is not limited to, assisting in the lease renewal process for retail and non-retail units, abstracting documents, document research and interpretation of same, and ensuring that all property databases are updated properly. This candidate will be responsible for document abstracting for all changes to accounting systems affecting over 3,000 facilities which includes ownership, rents, expenses, insurance, CAM and subtenants/income properties. Responsibilities/Skills/Experience Requirements Responsibilities/Skills/Experience Requirements: Assist in managing the lease renewal process, by tracking and monitoring critical dates, researching leases and maintaining data sources that assist senior management in making the renewal decision (i.e. Full Reviews, Lease Concession Log and Minutes); Ensure the accuracy of the information stored in mainframe accounting systems and the Sears Real Estate databases (i.e., RE Property Summary and RE Responsibility Matrix); Have a clear understanding of real estate document processing and operations; Abstract executed documents originating from Legal; Accurately input/review changes to database systems which directly affects Sears rent roll; Create/review Information Sheets for all documents received by Legal and submit Rental Change Forms to Lease Accounting for database system changes which directly affects Kmart unit s rent roll; Ensure ownership, management and/or payee changes are maintained correctly; Adhere to internal processes related to ownership, management and/or payee changes, request necessary backup documentation to support such changes for SOX compliance and submit Rental Change Forms for processing; Resolve rent, percent rent, CPI related invoice issues and resolve accounts payable issues with accounting. Process Estoppels and SNDA requests by coordinating the due diligence process, drafting and preparing documents for execution and collecting administrative fees. Skills/Experience: Experience in legalese; reading and researching real estate documents; Have experience and aptitude with computers and databases; Knowledgeable and very efficient in use of Excel spreadsheets and databases, with specific experience in Microsoft Office products; Be detail orientated, with a high degree of accuracy; Have organizational skills and interpersonal skills; Have effective time management skills and a sense of urgency; Have basic analytical, problem solving and quantitative skills; Have 3+ years experience in commercial real estate/legal background; Be able to work with minimal supervision; Effectively communicate with co-workers, supervisors, management, or customers one-on-one or in a small group setting; and Have the ability to work with and communicate effectively with all levels of management, internal and external.
