The Regional Manager of Facilities Maintenance Construction is responsible for the implementation and delivery of best-in-class programs across the property and facilities portfolio, which supports operational activities and business objectives. This role acts as the main liaison/interface with Regional and Divisional Operational units, CoE's and other Business Partners. The main objectives of this role are to ensure facilities and services are available, as and when required, are to the requisite standards, and are delivered is an effective and efficient manner.
Key responsibilities and accountabilities:
- Manage the external service delivery partners Divisional and Regional contract relationships, to ensure the implementation of agreed services levels, within agreed cost and standards targets.
- Develop maintenance systems and processes for the Region which are commensurate with the needs of the local Business Units and aligned with Divisional requirements
- Introduce / implement project management delivery models capable of consistently delivering high quality facilities and services for the Region / Division. These will be developed in conjunction with Corporate, Operational and FC COE leadership.
- Identify Regional business needs and develop products and services to meet agreed requirements. Deliver best available standards at the most cost beneficial rates.
Key-results areas:
- Work with Regional and Divisional Operations, CoE's and Business Partners to establish business needs and standards to ensure the facilities and projects functions are closely aligned with business strategy.
- Establish a seamless relationship with Real Estate and Concessions to ensure appropriate facilities are provided, when and where required.
- Develop, in conjunction with COE leadership a reporting methodology which will allow for fast and accurate assessments of new or existing facilities, such that responses to changes in business needs can be communicated and agreed in the shortest possible time.
- Manage service providers to ensure products and services are delivered as contracted.
- Implement / establish facilities standards commensurate with business needs and ensure consistent delivery across the portfolio.
- Minimize energy use through effective management, reduction techniques, technology, and energy awareness campaigns. Integrate environmental techniques into project and maintenance delivery to ensure best available practice is always implemented.
- Implement / develop best practice project model and implement, to ensure consistent delivery of quality standards.
- Deliver projects such that implementation from concept to completion is seamless and that process time is minimized. Implement / establish a post-project assessment process to review design intent and actual results.
- Utilize, as applied / introduced by the FC COE, technology platforms to capture, manage and report portfolio information on design/planning, project management, facilities management, environmental programs, utilities, sustainability and all associated activities.
The position represents a key role within Regional management and assumes full responsibility for the maintenance of the Regional real estate portfolio, ensuring assets are protected and enhanced to ensure operational needs and the brand are fully supported. The position has the authority, working in close association with key stakeholders to establish / implement standards for all preventive and reactive maintenance activities, agree capital expenditure requirements, determine project delivery processes and standards and implement cost, quality and efficiency programs.
Educational Background:
Minimum - professional mechanical or electrical engineering qualification and or university degree in one or other or related discipline.
Professional Experience:
Ten to fifteen years is preferred, in a similar or related role in either a consulting and or contracting capacity, with hands-on experience of dealing with a large property portfolio with substantial and diverse capital investment, energy management and preventive/reactive maintenance program management.
Knowledge:
- Excellent understanding of project management processes and delivery, concept to completion.
- Extensive knowledge of building construction, repair and maintenance.
- Financial and business acumen and a track record of managing large portfolios and contracts.
- Thorough understanding of the business drivers and the required support mechanisms
- Strong understanding of environmental considerations as they relate to the built environment
Skills:
- Ability to take projects from concept to completion in an efficient and effective manner
- Ability to work in and with a team to deliver quality, consistently.
- Understands business processes and what is required to support effectively.
- Operates effectively in a large complex organisation.
- Strong negotiating ability.
- Thorough knowledge and working experience of the appropriate range of Office Suite programs such as Word, Excel, Project, PowerPoint and Access. Good working knowledge and use of CAD / CAFM systems.
