Regional Property Manager Job in Atlanta, Georgia US

The American Home is a Southeast based Real Estate Owner and Property Management Company. Based in Atlanta, GA we manage 400+ single-family homes in Georgia, North Carolina, South Carolina and Tennessee with expansion plans for the surrounding SE States.

 

TAHPM is seeking a Regional Operations Manager (ROM) to manage a portfolio of single family residences (SFR) under limited supervision from the President of Property Management. The ROM shall independently manage and be responsible for the bottom line performance of all assigned properties within a centralized operations environment.

 

Management duties shall include, but will not be limited to: budgeting, income and expense control, lease administration, preventive and reactive maintenance, customer service, implementation of company sustainability practices, and interacting with our leasing, marketing, and construction teams.

 

Specific responsibilities and duties:

 

Supervise team as it relates to:

 

Property inspections and marketing in accordance with company procedures.

 

·         Identifying process and procedure deficiencies and develop best practices.

·         Collecting base rent, recoverable expenses, and percentage rent in accordance with lease agreements. Follow up on late rent payments. Issue late notices, negotiate payment plans with delinquent tenants, and initiate collection proceedings as needed.

·         Maintaining operating expenses within budgeted allowances.

·         Overseeing third party vendors and negotiate contracted maintenance agreements.

 

Direct responsibility to include:

 

·         Maintaining accurate tenant performance and insurance information, property information sheets, financial and operational spreadsheets, etc.

·         Preparing annual operating budgets.

·         Reviewing monthly operating statements and prepare variance reports for submission to the President and VP of Operations.

·         Interfacing with tenants, venders, leasing and construction departments, and senior management to insure effective property operation.

·         Maintaining a first class and well-organized professional office environment.

 

Requirements:

•Bachelor’s degree and at least five (5) years experience in commercial or residential property management.

•Considerable knowledge of real estate principles including management and leasing.

•Possess a basic knowledge of real estate accounting.

•Must be able to operate in a Windows environment with high proficiency in MS Word and MS Excel.

•Possess written and oral communications skills to present information in a clear and concise manner.

•Be willing to learn specific property management software and navigate accounting software

Yardi property management application experience a PLUS!!
