This role reports to the Managing Director, Head of the Global Real Estate division for Asia Pacific

Position Objectives

· Principal support to the region head in terms of formulating a strategic real estate portfolio plan that is optimum, cost effective, cognizant of market cycles and opportunities, with a long term view, etc to fully support business needs and requirements
· Manage the real estate sourcing, and transaction process in a structured and competitive manner so as to secure the best value options and premises for the Bank
· Manage the negotiations and documentations of the transactions such that we not only secure the optimum commercial terms but also ensure that we mitigate the risks associated with the transaction.
· Strong alignment and connectivity to the business stakeholders, and our internal GRE organization to ensure alignment of objectives
· Strong connectivity to the industry in order to be able to better leverage market opportunities towards our real estate optimization plans and strategies.

Roles and Responsibilities:

· Work closely with the Region head in preparing the real estate strategic plans. Coordinate with the various internal functional groups; finance, D and C, etc and RE consultants as appropriate in ensuring a holistic strategic plan
· Manage the RFP process, selection of real estate consultancy ; brokers and agents to support a real estate strategic plan
· Manage the RFP process, selection of real estate consultancy ; brokers and agents to support a transactional requirement in an incentivized manner for the best interest of the Bank
· Manage the RFP process for securing a location, including coordination with the agent and the negotiations with developers/landlords
· Work with legal counsel towards appointment of external legal counsel to support a transaction and manage the lease/purchase documentation process in conjunction with the assigned legal counsel and NY legal oversight team
· Work with lease administration team and location managers to ensure that transaction documentations are properly filed, uploaded in the system, etc
· Develop strategies around lease renewals and lease restructurings
· Ensure that all leases are renewed timely
· Act as Program Manager in the implementation of key RE initiatives
· Act as champion for key real estate occupancy metrics; cost/sf, vacancy, etc
· Prepare regular analysis on how our portfolio pricing/positioning, etc stack vs market

Skills

Requirements

· Must have at least 5-10 years experience in a senior level as a corporate real estate transaction manager in a major multinational company, or in a principal real estate consultancy company
· University Graduate
· Strong RE market knowledge across the region
· Must have good planning skills
· Good understanding of financials
· Effective leadership, communication and collaborative skills
· Strong program management skills and a good experience in the other CRE core functional skills
