Rents & Service Charges Officer
My client a housing association based in Manchester is looking to recruit a Rents Services Charge Officer to join their rapidly expanding team. The Rent and Service Charges Officer is responsible for maintaining the Trust’s database of target rents adhering to regulatory requirements, supporting preparation of the Trust’s annual rent plan for approval by the Board and supporting the annual process of calculating rents and service charges for tenants for incorporation into the Trust’s annual budget
Key Responsibilities Include:
· Preparing the annual rent and service charge increase for approval by the board.
· Ensuring all rent increase notifications are sent out in accordance to the legal deadline.
· Dealing with complaints and any queries that arise from residents and Leaseholders.
· Preparing the Leaseholder's annual service charge and major works invoices.
· Preparing the annual service charge statement for a large amount of tenants
· Monthly monitoring of rent and service charge income.
· Representation at Leaseholder Valuation Tribunals when challenges arise.
· System improvement implementations
· Rent structuring and Affordable Housing calculations
· Scenario based Excel monitoring
· Year-end income and note 3 preparation, related parties and leases notes.
The successful applicant will have a natural ability to build strong relationships and will support the Investment and Treasury Manager by providing rent service charge information in order to ensure the accuracy of the Trust’s Long Term Financial Plan. They will also support the Landlord Business with the annual process of calculating leaseholder service charge invoices and be responsible for ensuring that annual budget statements are produced for tenants and leaseholders.
