We are looking for a Senior Construction Project Manager
The Senior Project Manager directs and coordinates the construction project management activities associated with the redevelopment and improvement of the company's apartment communities.
- Acts as Owner's Construction Project Manager on Redevelopment and Capital Improvement projects
- Develops scopes of work, prepares budgets, solicits bids and proposals from qualified contractors
- Manages all construction activities following project approvals and coordinates work with Property Management Team to include phasing, staging and site logistics
- Directs assigned construction activities, reviews and approves payment applications
- Directs and coordinates permitting requirements
- Inspects and signs off on the work
- Ensures compliance with company policies and procedures
- Ensures that properties under redevelopment are kept clean and orderly with minimal disruption to the residents
- Maintains budget and schedule compliance throughout the project
- Reviews and analyses the bids and awards contracts
- Ensures budget and schedule compliance on all work
- Coordinates work activities with property Staff so as to minimize disruption to the residents
- Manages the repair work associated with casualty events, fire/storm damage etc
- Conducts periodic surveys of the properties to identify needs and prepares project estimates and budgets for the needs
- Ensures that the departments programs support the organization's strategic objectives.
- Leads and directs the work of others. A wide degree of creativity and latitude is expected.
- Completes various standardized monthly reports and updates standard company reports
- Directs and coordinates activities of designers and consultants as necessary
- Performs final inspections and prepares punch lists, closed out the project
- Maintain electronic and hard copy project files
- Other duties as assigned by the Vice President of Construction Services
