Senior Facilities Technician Job in San Jose 95112, California US
This position requires the ability to perform both maintenance and facilities tasks. This includes but is not limited to maintaining the grounds and facilities (keeping them clean and safe), moving furniture for School activities, and performing plumbing, carpentry, HVAC, electrical and cosmetic repairs. In addition, under the Manager’s guidance, this position might be required to work with and/or supervise vendors. This includes, but is not limited to, obtaining quotes, checking work orders, managing vendors, and assuring that work by vendors is properly performed.
Responsibilities:
- Open and close the facilities.
- Keep the facilities clean and safe.
- Make repairs in all aspects of facilities maintenance as required.
- Be on-call for emergencies and for the security system.
- Provide setups and take downs for various activities.
- Drive students to various activities as needed.
- Direct traffic during peak times and during events.
- Operate and drive a variety of motorized vehicles and cleans and maintains this equipment.
- Perform various errands.
- Install, troubleshoot, and make repairs to lighting circuits, electrical control equipment, transformers, appliances, motors and other types of electrical lighting and power equipment.
- Apply paint, varnish, decorative finishes to a variety of surfaces, structures, etc. apply under and finish coats; prepare surfaces for painting and/or resurfacing by appropriate methods.
- Repair and install plumbing systems and fixtures; install and repair water, gas, and waste lines.
- Maintain HVAC system.
- Alter, repair, or construct articles and structures of wood such as partitions, sheds, windows, cabinets, scaffolds, furniture, closets, etc.; operate various appropriate shop equipment.
- Lay out, measure, and calculate material and costs needs for projects with material list and pricing.
- Assist Manager and other maintenance staff as assigned, including working with and assisting subcontractors as assigned.
- Timely reporting of supply needs to Manager. Upon request, place order with authorized vendor(s).
- Maintain the physical upkeep of the property to include: policing the grounds, cleaning and odor control of trash areas, common area floor care, trash removal, cleaning of walkways, stairwells, parking lots, signage, graffiti removal and occasional landscaping.
· As required, obtain quotes, make purchases (with approval of Manager/Administrator), and submit check request, track job cost, and work within a defined budget.
- Perform other duties as requested, directed or assigned.
Minimum Qualifications:
- High school, college or tech school.
· 1 - 2 years of related experience in a maintenance environment.
- General Safety training is required.
- A clean driving record and proof of insurance.
- HVAC or specialty license.
· Interpersonal skills necessary in order to communicate with a diverse group of people Provide information with ordinary courtesy and tact.
· Able to read and interpret drawings, sketches, instructions and specifications.
· Ability to make judgments when performing and planning to perform tasks.
- Experience in painting and various paints, cleaners and methods associated with painting.
- Experience in carpentry with the ability to perform maintenance and construction.
- Experience in plumbing with the ability to perform maintenance and installation of plumbing, gas and waste pipes and fixtures.
- Experience with lighting circuits, electrical control equipment, transformers, appliances, motors and other types of electrical lighting and power equipment. Ability to make repairs and installation of electrical equipment.
- Be willing to continue education in areas of maintenance and facilities.
- Ability to identify initiate projects, bring such projects to the Manager’s attention and initiate actions on the projects, under the Manager’s guidance.
- Ability to keep the students and facility safe in events of an incident and/or emergency.
- Ability to fully complete projects on a timely basis, including all detail and finishing work.
- Perform other duties as requested, directed or assigned.
Hours:
- Monday – Friday eight hour shift may vary from 7:00 AM to 6:00 PM. Working hours may vary depending on the needs of the business and may include weekends, evenings, on-call, holidays, and overtime hours.
Physical Demands:
- While performing the duties of this job, the employee is regularly required to use hands to finger, handle, or feel; reach with hands and arms; climb or balance; and stoop, kneel, crouch, or crawl.
- The employee must be able to speak, read, write and understand English.
- The employee must frequently lift, push, pull, and/or move 30 pounds and occasionally lift and/or move up to 60 pounds with assistance.
- Must be able to operate standard office equipment such as photocopiers, fax machines, personal computer, typewriter and telephone.
- Must be able to bend legs to retrieve or file documents in lower drawers.
- Must be able to reach to a maximum of 15 inches upward.
- May need to walk or stand up to 2 hours a day.
- Must be able to work in all kinds of climate outdoors and indoors.
- Must be able to climb ladders and go on lifts of various heights.
- Ability to work around various chemicals and dust.
- Must be able to wear protective equipment such as safety glasses, gloves, dust respirator and knee pads required while performing certain tasks.Must be able to be exposed to a combination of outdoor, rooftop, attic environments, and shop environments
