* Being the primary contact with all parties involved to ensure a smooth transaction.
* Processing lender instructions; ensuring that all information and documentation has been obtained in order to process the file.
* Scheduling the settlement with the lender, buyer/seller, agents and relationship manager.
* Assuming responsibility for title search priorities, gaps and plot plans and satisfactory completion of same (informing appropriate parties of title issues).
* Ordering payoff figures and verifying taxes. (Handling open releases/tax liens/income tax liens. Calling to confirm property taxes have been paid for current year (or collect from borrower/prorate if necessary), collect final water bill and get final reading if necessary, HOA/Condo dues.) Ensure payoff is calculated for 7 days from disbursement after settlement.
* Working with the agent to obtain homeowner warranty and seller contribution.
* Verify deposit information.
* Preparing the Hud-1 Statement and Closing Documents.
* Faxing HUD to lender for approval and following-up with the agent once the lender approves it.
* Providing closing figures to all parties, preparing checks and confirming receipt of lender funding prior to disbursements.
Confirm lender funding and file balance.
