Short Sales Deed In Lieu Specialist Job Description: Works with customers, realtors, attorneys and internal management to review, negotiate, approve, and close deals to complete a Deed in Lieu. Coordinates deed in lieus with all parties, including title company, buyer, seller and junior claim holder. Adheres to internal guidelines and external investor/insurer requirements. Handles routine levels of transactions with oversight by senior staff and managers to complete daily tasks. Typically will have 2-4 years of real estate, mortgage and/or financial services experience. Primary Responsibilities Include: - Managing the process of a deed in lieu w/in prescribed investor dept guidelines - Administering real estate sales responsibilities in BAC locations nationwide - Managing a portfolio consisting of properties that have detailed guidelines requirements requiring management's authorization approval. Size of portfolio will vary depending on portfolio type, total negotiator capacity, volumes, how long in role, state, etc. - Minimizing losses on foreclosures through analysis, management, marketing, and liquidation of real estate owned properties by Bank of America our investors - Evaluating economics of the property (including BPO and appraisal analysis) for month-end figures and the best marketing disposition plans - Providing marketing direction to brokers - Selecting and monitoring performance of brokers - Evaluating pre-foreclosure BPOs appraisals to assist in bidding buy-down analysis Desired Skills: - Bachelor's degree in Business, Finance, or Real Estate - Knowledge of real-estate transactions-from listing of properties through closing of residential properties - Up to date on current Real Estate/Mortgage information and trends - Mortgage and/or Financial Services experience highly preferred. - Short Sales, Foreclosure, or Real Estate experience highly preferred - 1+ years experience in real-estate for a broker or financial institution System Experience Preferred: - Equator - AS400 - Outlook - iPortal Good candidate profiles to consider for Specialist role: - Mortgage/REO experience - Realtors/Real Estate Agents - Collectors - Finance experience - Leasing agents/Property managers - General Sales with upselling experience (i.e. rental car, telecom, retail sales) Vendors Supported by SPO: - Fannie/Freddie - basic short sales; customer already has realtor buyer in place; acknowledge requirements, verify information, negotiate selling price, and close sale; true SPO. - COOP - reaching out to customers asking them to consider SPO since there are behind on mortgage payments; customers are preapproved in our system for SPO. - HAFA - government initiative; customers who were trying to qualify for a loan modification but were unsuccessful; reaching out to offer SPO.
