Job Purpose
: This is a key leadership role responsible for management of the special assets portfolio. Work with existing clients managing the residential and commercial associations of their distressed real estate assets. Portfolio primarily consists of single-family residential property acquired through foreclosure. Division Manager leads a team of two; the Association Manager and the Administrative Assistant in accordance with company policies, procedures and standards.

Essential Duties Responsibilities
- Strong Relationship Manager that can build and maintain quality relationships with partners in Residential, Commercial and Private Banking in order to deliver complete property management solutions.
- Work closely with Vendors, Board of Directors, Accounting Team and appropriate internal staff to ensure quality maintenance of assigned portfolio.
- Strategic thinker that can navigate their way through complex decision making processes and facilitate solutions to issues.
- Manage complex collections practices.
- Ensures accuracy of financials including budget management and oversight of contracted work.
- Provide direction and leadership to Special Assets team to ensure properties and communities are maintained to the highest standards.
- Must be able to proficiently handle all of the moving parts within an assigned portfolio.
- Will at times need to conduct site inspections of residential and commercial properties to ensure compliance.
- Adheres to all applicable regulatory compliance and personnel policies in the fulfillment of the specific duties of the position, including Bank Secrecy Act (BSA), Confidentiality, Information Security, and Ethical Standards.
- Professional, knowledgeable individual with good organizational skills, excellent time management and follow through.
- Must have an active LCAM with good computer skills using MS Office (Word, Excel and Outlook) and stay abreast of industry requirements and standards
- Works closely with Board of Directors, Contractors, Vendors, and Internal Customers to ensure properties are maintained to the highest standards.
- Directs activities of the unit to ensure effective management and maintenance of properties including compliance with all environmental and regulatory requirements.
- Directs the preparation and maintenance of special assets reports.
- Oversees the preparation of periodic reports for senior executive management.
- Must be able to attend meetings as required.
- This position will require frequent travel.
QUALIFICATIONS:
Skills Abilities:
Must possess strong Management skills with two (2) years of experience in Property Management.
Commercial Property Management and working with distressed properties is strongly desired.
Ability to read, analyze and interpret technical procedures, leases, regulations or documents with a high degree of complexity.
Excellent computer skills with proficiency and working knowledge of Microsoft Office Applications.
Strong customer service and interpersonal skills required.
Knowledge:
Education/Training
Bachelor's degree (B.A. or B.S.) in Business or related field from a four-year college or university, or equivalent combination of education and experience.
Excellent organizational, time management and follow through skills.
Computer literacy:
Proficiency and working knowledge of Microsoft Office applications: Word, Excel Spreadsheets, and Outlook.
Certificates/Licenses/Registrations
Active CAM (Community Association Management license is required).
Driving Requirements:
A valid State of Georgia Driver’s License is required.
SPECIAL REQUIREMENTS:
Physical Demands:
This position requires a substantial amount of sitting and working at a computer station throughout the day.
Work Environment:
Must be flexible and available to work occasional weekends, evenings, and holidays.
