About the Job
Effectively manage real estate closing transactions for national title insurance underwriter, which includes; review and draft responses to title object letters; review surveys and perform survey readings; review requests for endorsements and determine their availability and applicability to a particular transaction, and underwrite issuance; proactively anticipate and help resolve potential problems affecting title; draft settlement statements, review closing escrow letters, obtain payoffs, lien releases, assessments, and coordinate the receipt of distribution of all necessary documents; package and send the recording documents; handling of all funds placed through the Company's escrow account. These job duties are for an individual who will be a member of a team that will be responsible for high liability complex commercial transactions throughout the state and nationally. Responsibilities:
- Complete new order forms on all new transactions
- Review Purchase Agreement and comply with all terms
- Place order with 1031 Intermediary, as necessary
- Review Escrow Instructions and comply with all terms
- Review Closing Objection Letter(s) to clear objections
- Advise Title Department when high liability approval required and/or reinsurance
- Coordinate with Title Department for underwriter(s) approval signature(s) on high liability approval
- Instruct Closing Coordinator and/or Closing Assistant what curative matters need clearing; i.e., payoffs, lien payoffs, update taxes, assessments, etc.
- Assist Closing Coordinator and Closing Assistant on document preparation
- Prepare Closing Statements
- Review all closing documents
- Coordinate with Title Department for updated title commitment
- Coordinate with Buyer/Seller/Lender for approval of closing statement and obtaining all necessary signatures
- Balance Closing File Ledger
- Disburse Closing File; i.e, initiate wire transfers and write checks
- Organize file
- Prepare invoices when necessary
- Track payment of invoices
- Update Business Development Officer as to any leads generated following the closing
- Participate in industry functions
- Call on clients with Business Development Officer or call on house accounts
- Develop and maintain bi-monthly, monthly, quarterly and annual reports, as necessary.
- Participation in special projects
- Maintain current knowledge of SISCO operating divisions, products and services
- Develop and maintain good working relationships and image of Company with customers
- Ability to travel and perform overtime work as necessary
- Other duties or special projects as assigned by supervisor
Requirements:
- A Bachelor's degree or equivalent experience preferred, along with a minimum of 5 years commercial real estate title searching and examining experience with a major national title insurer (at least 3 years as a Commercial Title Officer).
- Proficiency with VAXAIM, SureClose, Microsoft Word, Excel and Access, knowledge of Internet applications, knowledge of real estate terminology
- Ability to learn alternative closing systems when necessary
- Ability to create support materials (i.e., databases, spreadsheets, etc.)
- Ability to work without direct supervision
- Capable of multi-tasking, working under pressure and meeting deadlines
- Excellent written and oral communication skills, particularly phone
- Strong problem solving and analytical skills
- Strong customer service skills for both internal and external customers
- Detail oriented
- Strong organization and interpersonal skills
- Self-motivated, results oriented individual
- Knowledge of accounting principles a plus
- National commercial closing experience a plus
