POSITION OVERVIEW
Nautilus General Contractors has an immediate opening due to growth and new projects for a Sr. Project Manager / Estimator. We are seeking candidates who are highly experienced in independently managing complex and diverse residential and commercial reconstruction and renovation projects. This includes sales, estimating, developing a scope of work, bidding, contracting, client relations and managing site superintendents, field crews.
Our top candidate will have a Bachelor’s degree in a construction or a related field, superior communication and interpersonal skills, a track record of successfully managing construction projects on time and on budget and be skilled at using technology for organization, budgeting and planning.

Salary: Negotiable based on education, background and related experience

SR. PROJECT MANAGER / ESTIMATOR JOB SUMMARY
Manages multiple reconstruction projects simultaneously and is involved in all stages from start to finish including:
Assisting the marketing department with marketing strategy, business development and initial client contact
Developing scopes of work, detailed cost estimates, bids, budgets and schedules
Selling estimates/bids and the company to potential clients and key decision makers individually or as part of team sales presentations
Negotiating, writing and finalizing detailed client and subcontractor contracts
Overseeing cost management, scheduling, profit and loss, labor management, invoice approval, billing, collections, inspections, close-outs and client relations
Securing, preparing and/or maintaining all required project documentation, correspondence and databases such as insurance certificates, change orders, communication logs, safety records, Excel spreadsheets, etc.
Visiting all work sites on a regular basis to monitor project status, conduct tailgate safety meetings, and meet with superintendents, crews, subcontractors and clients to review quality, timelines, contract compliance and customer satisfaction
Providing the accounting department with project budgets, job costing documentation, invoices, timecards, etc. to ensure legal, contract and company policy compliance
Keeping management apprised of the status on all projects and resolving and/or escalating issues in a timely manner
Closing out projects on time and on budget and meeting or exceeding client expectations
REQUIREMENTS
A bachelor’s degree in a related field as well as formal training in project management methodology
A minimum 10-15 years’ experience in general contracting with extensive knowledge of construction trades, methods, standards, codes, equipment, blueprint reading and interpretation, project protocol, bidding, contracting and safety laws
5+ years’ recent high-rise, mid-rise, multi-family, hospitality and/or residential construction experience, with renovation or reconstruction experience preferred
7-10 years’ minimum construction experience specifically as a Project Manager that includes first-hand involvement in developing a scope of work, creating detailed estimates, selling projects, responding to formal bid requests, overseeing project profit and loss, managing superintendents, field crews and subcontractors and working with clients and tenants throughout all phases of a project
Strong construction cost estimating skills using Excel that includes the ability to estimate a project without plans and specifications as a template
Proven track record in successfully project managing multiple construction projects at the same time and working in a small to medium-sized construction company
Established roots in the construction and reconstruction industry in the San Diego area, which includes having current relationships and contacts with local subcontractors, clients and building/government officials
Intermediate to advanced proficiency with MS Excel, Word and Outlook and experience with construction industry software programs
Excellent interpersonal, rapport and relationship building skills and a proven track record in securing reconstruction projects and gaining referral business through client and industry contacts
Highly proficient verbal and written communication skills demonstrated by the ability to clearly articulate thoughts, ideas and information in a clear, concise and tactful manner and to compose letters and documents using appropriate and proper language, grammar, spelling, sentence structure and punctuation
Creative problem solving skills and the ability to bring an innovative and practical approach to reconstruction projects
The ability to maintain impeccable documentation throughout every phase of a construction project and be highly detail oriented
Superior planning, organizing, multi-tasking skills and a demonstrated ability to follow through on all projects, tasks or assignments
A polished and professional appearance and demeanor and the highest level of ethics and integrity in all business dealings
Ability to travel and work varied hours as necessary to achieve required results
A valid Driver’s License, good driving record and a reliable personal vehicle that can be used for business purposes
