Sr. Manager, Corporate Building Operations
- At least 10+ years of experience in Building Operations
- 5+ years of experience managing a team of internal and contracted resources
- Ideally has experience in transformation and building things ‘from the ground up’ e.g. building out a team or teams, reengineering processes, identifying and managing vendors / out-sourced engagements, etc.
The Sr. Manager, Building Operations is responsible for the oversight and strategic planningaround building operations for critical and non-critical building infrastructure for cororate headquarters in NY.
Responsibilities:
- Will be responsible for managing and evaluating direct reports, as well as vendors / external service providers.
- With a planned expansion and a company undergoing growth and transformation, will also be responsible for ensuring that the team is designed and built to meet evolving needs at the headquarters location. This may include significant changes to the team’s design, managing recruitment and performance of current Headquarters General Affairs employees, the selection and addition of external service providers, and future expansions.
- In order to meet corporate needs, the Sr. Manager, Building Operations will ensure that the various functional areas within this scope are all running efficiently and effectively.
- Provide strategic direction with a foundation in best practices to develop a quality organization and management approach to building operations.
- Make sounds decisions with little oversight.
- Partner with the Director of General Affairs on building operations and infrastructure related issues and strategy.
- Design, plan for and execute on plans for corporate future headquarters building operations needs.
- Engage and interface with key stakeholders of the firm to ensure that the infrastructure needs mesh with the overall strategy and objectives of the firm.
- Strategic resource and building lifecycle planning
- Troubleshoot building operational issues and guide management to well thought out solutions.
- Directing the facilities maintenance program to achieve excellence in the work environment.
- Managing and coordinating outside consultants, contractors, vendors and suppliers in support of maintenance, leasehold improvement projects, site services, office reconfigurations and moves, and maintaining office and furniture procedures and standards.
- Working directly with Security to ensure secure operations of buildings, grounds and equipment.
- Develop and manage operating and capital budgets
- Monitoring spending in accordance with company objectives
Requirements:
- At least 10+ years of experience in Building Operations
- 5+ years of experience managing a team of internal and contracted resources
- Ideally has experience in transformation and building things ‘from the ground up’ e.g. building out a team or teams, reengineering processes, identifying and managing vendors / out-sourced engagements, etc.
- This position requires a Bachelor’s degree in business administration or related fields
- 7 – 10 years of strong management experience.
- Industry accreditation (CFM) a plus.
- Strong critical thinking and analytical skills. Capable of quickly understanding the high-level business goals and the current state, identifying gaps between them, and then being creative and resourceful to quickly get to a place of excellence
- Strong Management Skills and Experience: commands leadership in an operating environment with critical deliverables
- Operationally excellent -has intuitive logistical savvy, defines and ensures that employees adhere to processes and procedures, monitors with metrics and customer surveys, etc.
- Rigorously systematic / practical in problem solving. Can make the ‘trains run on schedule’ and holds his/her team accountable to doing to the same.
- Has experience dealing with outside vendors and can effectively source, negotiate, and manage external relationships
- Perceiving problems and creating solutions using good judgment.
- Good communicator. Can communicate up, down, and across; can talk to people at their own level, inside and outside of General Affairs. Good in person and in writing.
- Strong pc skills, comfortable using technology to support approach and execution of responsibilities
- IWMS and CMMS experience desired. (conversion or implementation experience is a big plus).
Base salary to 125K
