Wireless Regulatory Manager Job in San Francisco, California US
Manage the deliverables of the compliance portion of a site acquisition project which may include: Phase 1 or Phase 2 Environmental reports, National Environmental Policy Act (NEPA) reports, RF Exposure Safety reports, AM studies and FAA/FCC approvals. Provide quality control over deliverables. Supervise outside vendor partners, environmental engineers, and others to ensure transactions close within defined timeframes. Identify potential risk scenarios. Manage quality control over the drafting and proofing of compliance reports. Ensure compliance to the quality and safety goals and objectives.
Responsibilities:
· Monitors compliance in regards to FAA/FCC guidelines for RF Exposure Safety and NEPA / SHPO
· Manages Pre and Post Construction environmental compliance activities of Compliance Associates
· Drives daily activities of Compliance Associates – including scoping, forecasting
· Communicates activities with team members, and other departments as needed
· Works hand in hand with Site Acquisition teams to drive project schedules forward
· Forecast completions anticipate effect on overall project schedule
· Issue Resolution
· Manages financial approvals for scope of work.
· Monitors and tracks progress on all open compliance transactions.
· Manages 3rd party vendor deliverable quality
· Update Internal databases as required
· Attends Client Meetings
· Provides status reports to Compliance Director or Project Manager
- Provides leadership and works to determine and develop growth opportunities within the Compliance team.
- Prepares or reviews various reports, forms, correspondence, e-mail messages, logs, budget documents, and group goals and objectives.
- Establishes group policies and procedures, and recommends strategies and priorities for supporting the groups’ service deliverables.
- Provides training and supervision of their Compliance team.
- Supervises the administration, planning, operations, and work of consultants, subcontractors, and independent contractors
- Communicate activities with team members and other departments, as needed.
- Maintains a high degree of customer service and integrity when dealing with clients.
- Other duties or special projects, as assigned.
Assists with pricing determinations and scope of work review throughout the Bidding Process on potential new projects.
Skills Abilities:
- Knowledge of Tower and Telecommunications industry experience, required
- Ability to work independently as well as with others
- Excellent oral and written communications skills
- Excellent problem solving and conflict resolution skills
- Ability to provide quality audits for project and site specific documentation
- Real estate, sales, or legal negotiation experience, strongly desired
- Ability to communicate and negotiate effectively
- Ability to read and comprehend legal documents such as legal descriptions, surveys, ground leases, easements, deeds, land purchase contracts, mortgages, title policies, subordination, and CAD drawings
- Advanced proficiency in Microsoft Excel, Word, and Outlook
- Adheres to, supports and enhances the Divisions Environmental, Safety, Health and Security Program
