Asset Manager, Real Estate

The primary objective of the position is to maximize and protect the value of SHC s real estate assets. The Real Estate Asset Manager is the liaison between the SHC core businesses, developers, landlords, retailers, and other third-parties on all matters related to or effecting SHC real estate. Responsibilities/Skills/Experience Requirements Review developer/landlord approval requests including mall redevelopments, expansions, outparcels, de-malls, anchor/theatre/lifestyle additions, or any other site plan changes. Ensure SHC s approval rights are maintained, and assess the impact of the proposed change on SHC s current operation. Obtain developer/landlord approvals for outparcels, sales promotions, Operations initiatives, signage, remodels and others as needed. Act as lead on all eminent domain/condemnation matters within assigned territory. Coordinate with municipalities, landlords, attorneys, in-house contacts and other third-parties to protect assets. Monitor upcoming lease renewals and expirations. Work with senior management to determine the viability of extending. Exercise existing options or negotiate renewal concessions or lease modifications and coordinate documentation. Identify and review opportunities for sale or lease of surplus and underutilized assets. Locate purchaser or tenant, negotiate deal, coordinate with Legal to document the transaction, and follow it through to completion. Manage portfolio by conducting ongoing asset analysis and market research through periodic portfolio reviews. Assist in executing growth strategy where possible. Handle resolution of developer/landlord disputes and defaults. Work on special projects as needed. Requirements: Bachelors degree Minimum of 3 years related experience in retail industry, or 5 years relevant experience in commercial RE Years Experience 5 - 10 Years Experience Preferred Minimum Education Bachelors Level Degree Travel Requirements On Occasion (Less than 5%)
