Construction Manager
Organizes and controls the entitlement, building permit, construction, architectural construction administration and close-out phases to ensure that completion and openings occur on time, within budget and at the highest level of quality. Oversees the construction of new and renovation projects and administration of construction policies, processes and procedures.
*Manages projects with average capital cost of up to $5M
*Supervises a team of eight to twelve people primarily made up of outsourced vendors, contractors, consultants, architects, engineers and service providers
*Creates, updates, and maintains the web based project management system for all denovo and renovation projects.
*Reviews real estate documents prior to become familiar with construction language and reports on any issues or concerns.
*Attends public hearings.
*Establishes solid relationships with contractors, vendors and engineers.
*Coordinates the establishment of new utility accounts for new branch offices.
*Orders and reviews all necessary investigations, reports and plans required to execute the project, minimize risk, and satisfy contingencies.
*Produces and maintains accurate budgets for new construction and renovation projects.
*Manages the project bidding process for general contractors and vendors.
*Prepares and issues contracts, letter agreements and change orders for various construction projects.
*Approves proposals and invoices within company guidelines.
*Works with the finance team to ensure invoices are opened, stamped, coded, executed and distributed to Finance so payment can be made within the duration of the company's terms.
*Updates and maintains financial commitments on a MS Access based Financial Tracking System.
*Manages and drives project closeout requirements.
*Inspects each project to ensure contractor's and vendor's adherence to plans, specifications and contract requirements. Ensures weekly meeting minutes are compiled and distributed.
*Performs punch list inspections with the general contractor, vendors and facility maintenance, distributes and manages timely completion
*Maintains pre-construction and post construction files including analyzing requirements and issuing correspondence for bonds, letters of credit, escrow and other fees.
*Gathers, analyzes and reports on the results of surveys distributed to the Retail Operations team, measuring the success of the project.
*Organizes and generates minutes of scoping meetings between Purchasing, Development Services, Architecture and Retail Operations. *Populates and distributes various spreadsheets and reports as requested *Works with Contractors, Vendors and Consultants to ensure compliance and adherence to all LEED project requirements and execution.
*Participate in Departmental stretch assignments geared toward professional learning and development as well as organizational change and process improvement.
*4 Year Bachelor's Degree or equivalent experience
*5 Years of construction management experience
*LEED Green Associate preferred will be required within 6 months
*Demonstrates project management and leadership skills required for role.
*Proficient people, organizational and communication skills written verbal
*Ability to manage multiple projects simultaneously
*Thorough understanding of construction documents inclusive of blue printing and cad files
*Proven successful vendor management skills
*Ability to collaborate within a corporate environment
*Demonstrated track record of cost, quality and schedule control of projects.
*Solid knowledge of construction costs, schedule and processes related to renovation work.
*Solid knowledge of construction standards, work methods, equipment and materials, operating practices and applicable codes
*PC proficiency in Microsoft Applications MS Word, Access, Excel, PowerPoint and Project required
