District Manager:
JOB OVERVIEW
- Operations: Ensure company standards are met in compliance with janitorial operations and servicing contractual obligations to customers within specified budget of labor and expense.
- Expense: Ensure subordinates provide proper supply levels to all accounts within supply expense budget given. No discretionary spending without PRIOR approval of branch management.
- Payroll: Reviews daily labor for assigned District. Assumes responsibility for properly educating supervisors on payroll procedures and prepares payroll for data entry.
- Policy: Responsible for adhering to and enforcing established company policy and making sure assigned subordinates do likewise.
- Customer Relations: Contact (when necessary) customers to ensure services meet service contract requirements and ensure customer retention.
- Sales: Work consistently toward securing sales.
- Personnel: Understand and use proper personnel management skills to resolve problems with employee and supervisory personnel.
- Schedules: Plans and organizes work routines, stacking plan, and schedules for all cleaning personnel. Oversees all personnel functions for supervisory staff including hiring, suspension, disciplinary reviews, etc.
- Supervision: Carry out both positive recognition and disciplinary action as needed. Train subordinates as needed.
- Staffing: Maintain business in line with branch financial goals by managing job budgets and costs associated to area of direct responsibility. Assumes responsibility for supervisor vacation and holiday replacement coverage.
- Safety: Assists in Safety programs follow-through by Branch Safety Coordinators to ensure compliance with all safety policies. Ensure that company policy and all safety requirements are administered properly. Ensure both you and your Supervisors investigate immediately (24 hours) and thoroughly all work-related accidents.
- Insurance: Responsible for reporting of accidents involving personnel, vehicles, public liability, property damage and fidelity claims. Assists in reviewing workers compensation claims relevant to area of responsibility to ensure proper handling.
- Law: Must know the city, state and federal laws and regulations that affect company business and know what licenses are required to operate the business.
- Supplies: Assists in branch supply systems /order supplies.
- Equipment: Assists Branch Manager in equipment audits and purchasing.
- Correspondence: Keep the branch manager advised of problems and be punctual in returning all correspondence and messages. Review the Labor Variance report weekly and update branch Labor Variance person regarding service issues for any client who has an outstanding balance of 60 days or more.
- Perform all other duties as required.
Requirements:Job Knowledge/Experience: 5 – 10 years of management/supervisory experience required in the janitorial industry. Must be able to understand basic financial reports.
- Computer Skills: Must be able to prepare basic Word and Excel documents.
- Writing Skills: Must be able to write basic business documents in English.
- Language/Communication Requirements: Must be able to read, write and speak English. Spanish literacy skills a plus. Must possess good interpersonal skills.
- License(s): Valid State driver’s license.
- Education/Training: High school graduate or equivalent GED. Some college courses are preferred. Training in the cleaning industry or building management field is a must.
- 50-55% overnight travel.
- Must be able to maneuver through buildings for inspections, possibly up to several hours a day.
- Must be able to drive several hours a day to numerous locations as needed.
- Able to lift and operate cleaning machines as needed, pushing, bending and lifting of equipment and materials (minimum of 20 lbs).
- Able to work with and communicate with front line employees as well as upper level management team.
